Because it always depends on the requirements and the object. If I am tiling the bathroom and planning a 30 sqm wellness oasis with oversized tiles and a walk-in rain shower, then I can easily sink more than 30,000 euros into a bathroom. We have just renovated the bathroom in my parents' bedroom, about 8 sqm in size. New tile backsplash and floors, ceramics, shower tray, and radiator replaced, and the whole thing cost just under 8,000 euros. The only work done by ourselves was installing the washbasin from Sweden and the wall cladding in the non-tiled areas and the new windowsill.

I just want to make a case for renovations, which are so often portrayed here as waste of money and kamikaze.

I also think that when it comes to renovations, people always scare themselves unnecessarily. Sure, there are shacks that are better torn down. But most houses in Germany are very solidly built and last at least 150 years, usually certainly much longer. And you don't always have to renovate everything completely. And yes, we have renovated (built in 1921) and are happy with it, we also didn't do everything. Our insulation from the early 90s and the gas heating from 2010 still work perfectly.

As for the rest, the topic itself, I can't contribute much. That would be way too much money for me. Broken down, it's a house from the 50s/70s with an extension for a horrendous price. Even if the market allows that price, if you take a step back, it's actually crazy. But it's no different here by now; even higher prices are being called for here.

As always in such cases, I would write a priority list: (1) what must absolutely be done when the property changes ownership? Insulating the top floor ceiling comes to mind. Then (2): what do you absolutely not want to do anymore once you live in it? Tearing down all walls and rewiring, for example. And then you come to the things that would be nice but can basically wait and be done later (3). New windows or the facade. Maybe you just fix one bathroom for now, or none at all – if they still work... Then you only have to check if there is anything that falls under (2), like some wiring through the house or similar. If the budget is limited, you have to see how far you get and whether you can at least cover priorities 1 and 2. And then honestly... Is there anything left over to gradually tackle the rest, or do you live hand to mouth? That’s how I would think about it.

That is also our way of thinking. We do not expect a new build; costs should stay within limits :) And we would do everything step by step… We are now waiting for the appointment with the architect and then we will know more. Regards

But what exactly you expect now is a mystery to me. In the initial post, it still sounded more like a rather complete renovation with new electrical wiring, water pipes, windows, facade, etc. Later it sounded more like new bathrooms and simple renovation: And from the 70,000 the kitchen is also deducted, right, or how is that to be understood? Kitchen is a movable piece of furniture and is usually not included, but listed separately. My renovation cost significantly more, so I know how quickly costs can explode. Well, I had a load-bearing wall and a chimney shaft removed, two new dormers, a massive new lift-and-slide door, completely new interior plaster (it was a disgusting stinky smoker’s den) and certainly some other cost drivers. Everything I have listed now I would never be able or willing to undertake after moving in.

According to the architect, nothing absolutely has to be done. Pipes, electricity, etc. will be checked on site by him tomorrow. We will wait… If a comprehensive renovation is necessary, we "don't feel like it" ;-)
