I don't know why people want to demolish all houses older than 30 years immediately or renovate them to new building standards. Most of the houses are inhabited and the people are happy with the limitations. The only thing that is prescribed and controlled is the heating. If it is only 2 years old, it doesn't make any sense to change it, even if it uses heating oil. Besides, you can do some things yourself or later. Then you have higher heating costs for a few years, but it's still better than spending 100k€. Energy-saving measures only pay off with subsidies after more than 10 years.

Yes, it was possible and still is. The installation is only prohibited from 2026 onwards. In 2019, there was still a 10% subsidy from KfW for new oil heating systems.

I see it similarly. For €120,000, the house certainly will not reach new-build standards. 170m² at €1000/m2 core renovation costs already points in that direction.

I agree. One would have to make a clear list of everything that needs to be done and what is in good condition and intentionally left untouched and preserved. Much depends on personal expectations. An example: are simple, cheap new radiators enough, or do expensive vertical designer radiators have to be installed, or does the entire house have to be converted to underfloor heating? Exterior insulation desired? Currently, insulation materials are very expensive...

Very likely in a renovation. There are hundreds of little things. Especially forgotten trades or subsequent wishes.
