Feedback on our floor plan idea, small building window

Happy New Year!

In the meantime, we have done our homework. The architect has explained one thing or another to us again with an idea or solution. The planning office is incorporating almost all of them (we didn’t want all of them). New plans are expected tomorrow. We are curious. I will upload them again then.

Many greetings and thanks to everyone involved here.

I think it has helped us move forward.

Good evening everyone,

attached is the latest version of our floor plans and exterior views. We have now been able to resolve many "issues" (kitchen question, wardrobe question, guest room question, parking spaces children's room, dressing room vs. large "master bedroom", etc.) for ourselves. Unfortunately, a few remain, although none are decisive. Let's see if your trained eyes see it the same way, or if they aren't really any real problems at all. What do you think of the new draft?

no one has an opinion anymore?

Even after one night’s sleep, we are generally satisfied, but still have the following concerns:

1. Swing door between dining/cooking and living room...... We are not sure if it is well designed.
2. TV: It is still unclear to us where it could be placed well, especially in connection with the window concept, which we have in the living room and the master bedroom (see also south view). Does anyone have a good idea? So that the living room has a nice view into the garden (I will attach the site plan shortly) and still the TV is placed sensibly and the windows harmonize with the master bedroom windows.
3. Upper floor master bedroom: The architect recommended that we forgo the separate dressing area and instead have a half wall at the head of the bed instead of a full wall, so that when entering the bedroom the view falls on the roof terrace and garden. We find that good for the property. However, the draftsman has now drawn it so that the passage between bed and hallway to the bathroom is too narrow, right? The bed would have to be placed a bit further to the left, the passage wider. But then the bed is not centered in front of the window front. My question: How can the window line be enlarged so that the bed can be centered on the window, the passage comfortably wide, and the window front in the living room still fits? Does anyone have an idea?

Hmm, then I’ll throw in a few bullet points:

Ground floor hallway very large, but the two built-in closets are very small. A separate closet will be necessary. Perhaps move the door to the living room so that a large closet fits opposite the stairs. Or plan one built-in closet as a pantry again. Or completely leave out the built-in closet by the small window, build a wall next to the stairs, and plan a large closet against this wall. Either way, your hallway window light will not be enough for the stair area (with or without the wall...) I find the hallway too large as it is.

TV in the living room: I would plan it next to the fireplace, possibly as a long shelf running from wall to wall, fireplace on one side, then the TV next to it. Depends also on your fireplace preference. Advantage: you can look into the fire and also watch TV.

Double door to the dining room: do you move both doors? Usually, one remains closed while the other opens. Or do you want both open... I would probably consider them unnecessary.

Bedroom upstairs: since it seems to be a condition for you to look out of the bed window into nature, I would wall off the head wall only halfway (e.g., 150 cm) so the interior hallway is more open. Then the passage can remain as it is. My veto: do you actually look at nature from the bed? Do you use the balcony?

Children’s rooms: I would not plan the beds into the niches. There isn’t even space for a nightstand. This cave-like character might still be nice for little kids, but for teenagers? One room hardly has any space for a closet due to the small window. So I would plan the niches only about 70 cm deep and put built-in closets there. Also pay attention to door placement. It now seems that one door is advantageously placed for the living hallway but disadvantageous for one children’s room. Then see if it is possible to omit the two narrow windows upstairs so that one children’s room has more space (view from entrance side).

Hello!

Unfortunately, I cannot see that the key issues of the last draft have been satisfactorily resolved:

- The entrance area still lacks a sufficiently large cloakroom.
- The living room not only has two doors but also an additional restless northern wall layout. Watching TV (if not in a separate area) can be well planned at a 90° angle to the main viewing direction (from the start!). Light from three sides (the hallway does not count here, as it is north and too low) is an affordable luxury, why is it not realized here?
- If you want a dressing room, the planning must provide it. Your building structure is already very expensive in terms of external dimensions and the money is available, so there are no excuses here. The access is actually impractical, but rather a small problem. I would rather want to catch the morning sun, additionally be able to look into the garden / terrace when entering, and then be able to ergonomically watch TV from the bed.
- The master bathroom, like the missing dressing room, does not correspond to the number on the price tag.

General:
- In my opinion, the building shape does not do justice to the plot.

The problem in the master bedroom with the passage width cannot be solved by widening the windows or anything like that. The bed position remains the same if you insist on having it exactly centered to the window.

I would find a half-height wall good, but then the cabinets on the left side of the bedroom anteroom would no longer be allowed to stand there. That basically makes this anteroom almost obsolete.

I see the hallway on the ground floor like Wanderdüne and Yvonne. There is a lack of storage space.

In the kitchen, I also noticed that if this type of kitchen planning is to be realized, the distance between the work areas sink/cooking becomes uncomfortably large.

If the study on the ground floor is sometimes supposed to be a guest room, as suggested by the sofa bed, then the guest bathroom should also have a shower.

Passage dining living .. if so, I would probably choose the right wing as a fixed element and only the left wing as the passage. However, that one would open into the living room. That way it does not bother on the wall.
