I really like the views.

I don’t really see a TV problem, you can just place it nicely on the right against the wall.

Kitchen island ... the kitchen area is not deep enough at about 300 cm. Or you would have to open the kitchen area completely to the dining area. But that is not everyone’s preference. Therefore, I would also consider planning the kitchen in parallel according to any possible wishes one might have.

A site plan with orientation details ([North Arrow]) would also be nice.

Good morning,

oh, exciting, already a few responses. This is working well here....

@Manu: Thanks for the idea with the doors (more central). I will have it drawn and see....

/Ypg: Oh, right, we should discuss the topic of "accessibility" again with the architect. There would probably only be one problem. We can no longer increase the exterior dimensions of the building. However, that would probably be necessary if we keep the garage airlock and want to fit wider doors there. But maybe he can manage it in the guest bathroom and office.

Yes, the elevations have not yet been revised and are not yet precisely coordinated with the floor plans, as we are still somewhat unsure in parts about whether, how, and how many windows we want. Keyword: light vs. heat vs. space for furniture. Yes, we have the TV in mind. We will probably position the fireplace a bit further north and place the TV between the fireplace and the south side. Another option would be to not install windows/doors completely on the south or west side, leaving a piece of wall for furniture (e.g., TV). What is your opinion?

Oh, by the way: the north side is the side with the front door, the south side is the living room side with the window front.

#Kitchen island/ kitchen planning: It probably makes sense to plan the kitchen before building the interior wall (between dining room and kitchen). Possibly a kitchen island can still be integrated usefully. I think we will actually forgo the table; instead, we are thinking of an even wider sliding door (2.40 m), which should disappear into the wall (4-element?). Goal: the kitchen should be closable (smells, but especially noise) and still mostly open so you can also look through from the kitchen to the living area.

: Thanks. Yes, it won’t be cheap either, more of an upper mid-range price.

@kbt09: Thanks for the important note about parallel kitchen planning. North/South --> see above.

Would you rather install a door instead of a west window in the kitchen to the terrace (south-west terrace)?

Many thanks and more suggestions are welcome....

I would always plan a patio door in the kitchen!

Quick response on the go

I see it the same way, a patio door in the kitchen is simply great. Children can quickly get a drink from the garden, etc. And especially a southwest-facing terrace, in the evening during summer, that’s really nice, a quick way to enjoy the meal there.

That’s why I also recommend the parallel kitchen layout.

EDIT:
A 240 cm passage to the dining area could already be too narrow if there is an island in the kitchen area. Rather 2 passages of 100 to 120 cm each.

Hello, Lassemann
I also like the floor plan.
I am still looking for a good architect in Hamburg, can you recommend someone to me?

Buddy

Just a note: a 2.40m door is very difficult to implement in practice and above all affordably. Just experienced it myself...
