Sounds like a lot at first... Is that just the heating or does the price also include the underfloor heating and everything that goes with it? And are you talking about gross or net?

Everything is gross. "Installation of a subsidized air-to-water heat pump according to the above model" --> €9,200.00 "optional" instead of €20k "standard" pump. As I said, I need to talk to the developer again about this, but since this offer counts and includes all costs, as I requested, I am 90% sure that no further costs will arise. In other words --> €30k total costs for the subsidized heat pump.

That’s a lot...
We initially had a Vitocal as well, and it was not eligible for subsidies. That's why we went with Novelan and ended up with the LAV 9

Does that mean pump plus underfloor heating or including?
That is definitely relevant. €30,000 including everything gross looks a bit different, for example.
In that case, however, not €30,000 would be eligible for subsidies. Everything after the pump is not eligible for subsidies. Thus, if the underfloor heating etc. is included in the price, only a part of the €30,000 would be subsidizable. At least in new construction.

The offer clearly states:

"Funding grant of 35% on the total heating costs Cost approx. 30,000.00€ x 35% = 10,500.00€ grant"

I am slowly starting to wonder if our builder even understands the whole thing... He is rather "building poor" to evaluate and only builds 20 houses a year. He is also close to retirement and I am actually wondering if he understands the whole thing...

Take a look at the [Merkblatt der BAFA], it contains everything quite precisely. What is funded, what is not. Differentiated between renovation or new construction.
