House from the 1930s. Renovate or rebuild?

Since you live in the south, I'm asking, do you want to use it yourselves? Selling wouldn't be so bad nowadays either.

Since we will definitely never be able to afford a house in Munich, we would move into the new house or renovated house.

Regarding "Team Massivhaus": The building specification reads not bad. The equipment is not luxury but looks sufficient to me.

Regarding Leonwood – yes, certainly a bit more will be added on top. I will get an offer when I’m next in SH. These were all just estimates. Apparently, not even doors and windows are included in the price. So I will calculate another €25,000 on top.

I have partly thought about the incidental costs, yes. I have not yet calculated the kitchen. I estimate it at €8,000 - €10,000. Surveying costs hopefully won’t exceed €1,000. We would do the exterior paving ourselves. The garden is already very nice.

Painting costs will be limited, as we will paint ourselves (with good paint), of course.

I can theoretically do without underfloor heating. It would be nice, though, but that would certainly add another €10,000 for new construction and a lot more for renovations, right? An electric underfloor heating system is basically out of the question due to the high running costs.

Too massive a team. Now standard with them are far too few sockets, far too cheap tiles, radiators, etc. But even if you upgrade with sense and understanding, it won’t get too expensive. The house, or rather the plot, close to Hamburg is definitely a high-price region for SH because of the expensive building land. Feel free to check the geoportal SH to see what building land costs there. It’s not Munich yet, but certainly no longer the Hof surroundings either. So, the inherited property is already valuable. Since a demolition really isn’t a big deal, as you can possibly reuse connections and such, it is certainly smarter to build new than to organize the renovation from 900 km south. Although the new construction also needs to be supervised. How do you want to do that? Fly up more often? After all, EW and easyJet fly the route quite often and cheaply. And Grosshansdorf is not far from the airport. Karsten

Take a look at silviaunddennisbauen. They built with TM and have a fairly detailed list of their additional costs included. Solid interior walls (aerated concrete) were 1200€, underfloor heating about 4500€, roller shutters per window also around 300€. Standard plaster is certainly Q2, you can paint over it, but depending on the execution you have to like the result. It really depends heavily on your demands.

There are still enough family members living there who would support.

By the way, the floor plan is not that bad. It's just not optimal, because there are too many rooms and everything is convoluted.

The renovation is probably cheaper, but I'm kind of a bit scared of asbestos and things getting out of hand. In my opinion, the structure looks quite good except for the garage.

TeamMassiv: Here, I would try to do the electrical work together with an electrician (family) myself. Regarding radiators, I thought you couldn't go wrong... A tiled stove would be great in a new build. That would probably add another 10,000 to the cost. I don't have huge demands for tiles. But even better ones (calculated at 20 euros/sqm) should maybe only cost 2,000 euros more? A nicer shower would also be appropriate.
