We asked 8 providers and received offers ranging from about 2900 to 4200 per square meter. I was surprised by the upper spread. These were often the manufacturers who build only a few dozen houses.

Regarding your second question: I expect that too. By now, I am completely numb to such things and otherwise would never have posted here. As I wrote: I have been reading along here for a while.


Very good. Those are also the points I don’t like that much. Don’t worry, you don’t have to follow up. Still, a brief explanation:


    [*]The pantry is called a pantry, but it is rather intended to be a storage room.
    [*]Regarding the hallway/kitchen entrance, we are still not completely sure whether we won’t just leave out the door entirely. Otherwise, it will be a double swing door.
    [*]The balcony is planned for drying laundry. Of course, that was not my idea, but I accept it for the sake of peace in the household. It is still an optional item. At the entrance, it costs considerably less than normal.

I just realized that I don’t see it the same way with the facades, but the exterior appearance was not very important to us.

I would strongly consider making the passage a bit narrower and planning a sliding door running in the hallway instead.
Swing door into the kitchen... due to the direction of movement from the stairs, you would always tend to use the door on the right side of the plan, and behind it is then a kitchen cabinet. Bad idea.

Otherwise, I don't particularly like the bathroom either, on the one hand a bit cramped and then such a long free straight section.

Master bedroom, you probably need the closet space, but having the headboard of the bed right next to the access door is something I never find very successful and also somewhat annoying.

I would consider giving the child’s room on the right side of the plan an east-facing window.

The obligatory garage access naturally reduces storage space in the utility room again because of the movement line.

In general, with the garage, it's worth checking whether the bicycles will fit between the cars with the planned layout.

Otherwise, I like it... no floor-to-ceiling windows on the upper floor, I also find the basic room layout fitting.

You just have to ask, I am happy to answer. Of course, I have already given it quite a lot of thought, which you can also read about on my website. Some things are definitely good and others are just rubbish. : Thanks for your ideas. We have also debated that back and forth for ages. We have now discarded the sliding door because, from our point of view, it only makes sense if you actually only open and close it rarely. In everyday life, it would effectively stand open 99.9% of the time for us. I would leave the door out here for now. The bathroom accommodates 2 pieces of furniture (beside the door and in the southeast). That was important to us. In fact, we also tried various proposals there. Bathrooms are tricky. I hadn’t considered that yet. But it could certainly be rotated. It should still just fit given our current closet dimension (3.5 m). That also occurred to us and we discarded it. Reason: space for furniture and the middle child's room is then somewhat disadvantaged. If then maybe the double windows in both rooms could be bigger. But in our opinion, it is not necessary. In my opinion, that is a fundamental problem in the sense of: You have to choose one way or another. Either you have the access or you have the storage space. Since we have the laundry room separately, the space is enough for us. Bikes and trash bins are drawn as placeholders. The bins will be handled differently and the bikes will only be used at all if the children force us to. Thank you. That was by far the most important for us. Privacy upstairs and well-designed rooms.

Offers based on what request? Specific tender by an architect? I am more surprised by the outlier downward. With such lure offers, it can be assumed with certainty that there will be additional charges. €3,000/sqm plus all incidental costs, exterior facilities, etc. are not feasible with your wishes – at least not economically for the one writing the offer.

The 3000 euros is the price for the turnkey house. Without the foundation slab, earthworks, garage, photovoltaic system (which is mandatory here). The average of the offers was probably around 3200 euros per square meter. We had three significant outliers upwards. The basis of the inquiry was the design planning and a 3-page list of our equipment wishes.

Ok - so the construction costs are clearly well above 3,000 €/sqm. Because the foundation slab (including footing, insulation underneath, etc.) is part of the construction costs (cost groups 300/400). What is the price including the foundation slab? And really based on living space, not on floor area. It should then fit into the "normal" price range.
