I find that rather unnecessary if you no longer want to allow changes. That can only lead to dissatisfaction on all sides.

Well, then thank you for your contribution, but I rather hope not the latter. As a long-time reader, you surely know the usual mistakes made. Besides the ones already mentioned, I would like to point out the door to the garage in the utility room, which consumes a lot of space given the size of the room. Only the heating with storage tank and a sink are drawn in, if I interpret that correctly. Maybe you could draw in all the technical equipment and write which heating system is installed there. Is there an outdoor unit as well? The pictures are too small for me to read the text.

Aside from that, access to the living area is your biggest drawback and has already been recognized as such. The narrowing of the hallway right in front of the stairs is anything but liberating. The fact that everyone is forced to always go through the kitchen to zigzag to the chill-out corner is not desirable and hopefully will not be copied by other readers. In general, access to the main living spaces is dark and convoluted – in my opinion, a dream house looks different.

Just so others don’t despair over the same problem: A solution could look like this (sliding door and regular door alternatively drawn in):


Still not a dream house, if you ask me, but at least you don’t see the dirty dishes first when entering the living room.

@Technikraum: So far we have received feedback from the providers that this is fine. A split system will be used as the heat pump. There will surely only be storage space in the utility room under the stair landing. As an alternative, the garage could be moved forward a few centimeters (no more possible) and then the wall next to the stairs could be extended. Then, for example, a fuse box could be placed there. That would be the maximum:



@Eingang Allraum: I already had that idea, too. You can even go one step further and fully integrate the stairs into the living area. We decided against it because we don’t want to turn the couch and it’s important to us that we don’t look into the hallway from the living room. Also, we already have quite expensive furniture for the living room, 2m and 3.5m long (not a couch), which of course we want to take with us. I can of course understand your argument. You could also argue and say: away with the furniture; the house will last much longer anyway. Sure. From my point of view, however, the rooms must first work as well as possible for themselves. The hallway is functional accordingly and can certainly be furnished nicely. By the way, we currently also live with a fairly similar hallway. That’s enough for us. From my side, I don’t find that. I am interested in an exchange and I have a really, really thick skin (otherwise I would never have posted). I’ve also been reading the forum for a while and am slowly getting to know my regulars.
But we will no longer change the design. You’ll have to let us run headlong into doom with eyes wide open. Whoever can’t endure that has to look away.

A completely open staircase to the living space is not very advisable with 3 children.

Your thick skin is of course helpful. Then I can also tell you that I find the view into the hallway quite creepy. You’d rather turn around straight away.

Ultimately, the place is not uninhabitable but terribly uncomfortable. I would insist that the wall that would have to be torn down to open up the hallway including the staircase is not load-bearing.

Have you requested quotes from local companies? We have offers in the range of 60k to 70k for 144 sqm floor area + 17k for 56 sqm (garage), totaling 85k, + 4k drainage pipes, + 3k drainage + 2k inspection shaft + 6k insulation KfW40 + 2k driveway and terrace gravel = approx. 100k. That seems very high to me at the moment, soil survey report unfortunately still pending, maybe that will have a bigger (hopefully positive) effect.

We agree. I personally don’t find it that serious. My wife rather does. Eventually, the kids will move out anyway.

I let my computer run for another 5 minutes for you and tripled the light intensity.


That, in my opinion, sums up the problem I see in many posts here quite well. Personal preferences are absolutized. In my opinion, that’s not a good tone online or offline.

What do you find uncomfortable for yourself?

The hallway should invite you to go into and live in the main rooms. I only see closedness – it just doesn’t open up. And it is very dark, as you can see. Enough.. okay. Certainly, a 90x90 shower with a sliding door etc. is also sufficient. I would make the hallway a bit more spacious on the upper floor and tidy up the access nib in the bathroom and move the access door inward in the bedroom. It would also have a cozy advantage if, as here, you place the bed against the interior wall. The hallway gains size and appears friendlier, without drawbacks to the rooms. This improves the entire upper floor. However, the bedroom furniture arrangement would also be more interchangeable for me (wardrobe/bed).
