I don’t want to comment any further because as a layperson I cannot grasp your problem as asked in the original post. The plan you posted is also not clear to me, partly not readable at all, difficult to interpret and understand as a layperson – Escroda has more expert knowledge.

I see myself more responsible for the overall composition of house and garden as well as floor plans. But also garden design. For example, I would skip a direct access from garage to house if it does not fit well with other factors.

To be able to venture a bit more, I lack photos of the property and neighboring buildings, a plan would also be helpful. Throughout the entire thread you have to piece together the few bits of information, which I’m actually not willing to do because they are incomplete anyway and everything can only be guessed at. This already starts with the family needs.

The street is in the south (bottom of the plan), the large distance that bothers me (top of the plan) is north. It doesn’t matter now whether it is a rotation / rotation back or whatever... if you change the ridge direction of the shown plan... And thanks also for the translation... “What options would theoretically arise for you to get as far forward on the property as possible with a house rotated 90°.” That would be no problem at all, we would only have to keep the 7.30m/2 (H half) = 3.65 m distance towards the street, also e.g. in the east, and 1H distance (about 7.30) then in the north and west, then the house places itself as far forward as possible. Results in a maximum lot of garden (in the north and west) with west sunlight exposure. I still need an exception for filling. (Currently only filling allowed between the street and terrace, then I can’t get to the door if it were, for example, in the east). I simply don’t know anyone who voluntarily moves their entire garden to the north.

Because few understand that the position of the windows and thus the light incidence in the house is something different from the position of the garden. We've had this many times here, that someone did not understand that a living room window does not necessarily indicate the location of the terrace. With a standard house in a standard location, you don't have to think about that either.

To the north garden. We have a purely north-facing garden and an 11 m high house. Nevertheless, we have enough sun in the garden from May to September, so we planted it normally and used the terrace almost every evening after work. We also had breakfast on the terrace all the time on weekends, but not in direct sunlight. Especially in summer, the sun is so high that the shadow strip in the morning is very narrow and in the afternoon no longer exists. If I were you, I would make the distance between the house and the northern boundary as large as possible, then you won’t notice any difference in the back part of the garden. We are talking about a single-family house, not a mountain range.

After all, your south garden would also be the north garden of the house opposite, etc....

Short access path, garage access possible through storage room, floor-to-ceiling windows from the basement to the garden, ground floor terrace facing the garden as a balcony (or build underneath, or enlarge the basement), no floor plan changes necessary, no exemptions necessary.
