Is the cost of underfloor heating completely exaggerated?

We paid nearly 4500 euros for 230 sqm of heated area.

A house in this price category - without underfloor heating - is like a 7-series BMW without leather. Hard to sell reasonably when you have to.

So I will try to have a conversation and ask how the high costs for the underfloor heating can be explained. Do you think the underfloor heating significantly increases the resale value of the house?

I personally think so. Unless you get a buyer like me (which is probably rare).

Yes, it will. In that price range, the absence of underfloor heating will probably almost be considered a defect. We also thought back and forth and actually wanted to install normal radiators again upstairs in order to properly turn off the heating at night. But because of a possible sale, we stuck with underfloor heating.

One more thing: if the builder works with radiators as standard, make sure that the room height doesn’t become too low with underfloor heating. The underfloor heating requires a floor buildup about 5-6 cm higher, which naturally reduces the room height.

The justification is just as much of a sham as the hardship allowance for private patients compared to public insurance patients. He will talk about extra costs due to many meters of pipe and additional effort to lay the pipes. But basically, it’s all nonsense, because the radiators don’t hang themselves up either. Likewise, the pipe doesn’t lay itself down and it takes at least just as much time. The surcharge simply arises because, basically, you don’t really have any other choice. It’s like a car with the navigation system included. It costs an extra €2,500 at Audi simply because company cars are forced to have it and it doesn’t hurt them anyway. You could also buy a premium navigation system for €200 to stick on the windshield, but no one does that...

If you’re not satisfied with the overall package price, you can also inquire with other companies. For that much money, there will definitely be others who would gladly take on this order.
