Hmm, the door position in the bedroom immediately catches my eye; it makes furnishing unnecessarily difficult, the door should be further up on the plan. The bathroom should also be planned properly.

And, regarding terrace access, I would be interested in the furnishing idea for the kitchen/dining area and the associated living space.

What is planned for the huge roof area? As a roof terrace? Is the transition from the apartment to the roof terrace planned properly?

Since the technical/utility room is also planned as a passage to the garage storage area, the technical/utility room seems too small to me. How is its use planned? Half of the room is basically a hallway.

And why is there no access from the garden area to the garage storage area planned? Is this, by the way, intended for bicycles etc.? Then also consider access when the garage is occupied by two cars.

Thank you for your comments. All of this will still be included in the final draft editing. Currently, this only serves to estimate the expected construction and total project costs. This is initially our primary focus. All other details will then follow in the preliminary or approval planning phases. But I naturally gratefully take your thoughts into consideration.

I could also provide you with our rough cost estimate for your review. Everything is actually not 100% finalized yet, but for the rough cost estimate, this should actually suffice for now. Maybe you could take a quick look to see whether it actually corresponds to the current situation and whether we have completely overshot or undershot the mark with anything. Alternatively, I could of course also open a new thread on the topic.

Was it the recreational property where permanent residence is not allowed?
Regarding the draft:
I don’t understand why the doors are positioned like that in a sketch for a preliminary building inquiry. Of course, they don’t care about door positions, but you want to plan a parking space for a cupboard in a draft. How is the bathroom supposed to work?
20% of the ground floor as hallway space is avoidable. The roof terrace is expensive (insulation/moisture) and carries construction defects. In my opinion, one should look for a better and cheaper solution; after all, valuable living space is underneath.

Exactly. However, that is not the primary focus here. It is an independent topic and more than complex. All good, and you are right about that too. But first, we are stuck on construction costs. Without relatively secured figures for these, further planning makes no sense. For us, the feasibility of either a basement level or subsequently a set-back floor was important initially. Hence the preliminary building inquiries. Everything else follows after potential land purchase in orderly subsequent steps, i.e., design adjustment, modification, or new draft. Thankfully, I myself created the drafts. Therefore, probably not refined or quite rudimentary. There is certainly a lot of optimization potential in there. I see it the same way. But without a relatively secured cost framework, everything else is hot air.
