That this is a wrong planning sequence and why, I have explained in detail here and externally in "The upper floor has priority." There is plenty of need for action here, because paradoxically, at several points, wasted square meters are unfortunately the only thing that fit in.

Do I only feel highly reminded of these two older threads (the plot shape would also be a déjà vu), or are you already the third identity of Claudia-W / MarlenP?

Maybe one could also plan a jointly usable guest room, directly in connection with the question of how the adolescent will live in the future; by the time the house is finished, he/she will be 18. In general, one should take another close look at the actual necessities, also to avoid falling into this trap here.....

Due to the guest room, approximately 10x annual usage is listed.

We always criticize that basement apartments are planned as tiny holes. Here, it’s the opposite case: 63 to 67 sqm ... that’s quite a lot.
In total, I come to almost 260 sqm in 2 residential units.
Is the federal state "NW" = North Rhine-Westphalia?

I strongly doubt that.

Looking at the upper floor plans, which I consider not very well developed (especially the parent areas, each), you can see that rather large rooms are created there in part. Children’s rooms and offices each about 16 sqm ... and over 20 sqm of circulation area.

And, to .. please be so kind and add a north arrow to the floor plan drawings each time .. then one doesn’t always have to first look for how the orientation was.

Does the mother really have to be accommodated in a basement apartment? Wouldn’t a well-planned single-family house and possibly a suitable apartment in town (rented or bought) also be an option?

And I am happy to reveal more about us:

Regarding the granny flat
The U70 mother just wants a small guest room for her sister, who visits from time to time, but at the same time it would also serve as a storage room and "office."
The grandchildren who live next door will probably sleep there less often.
The bedroom should be big enough that later on a double bed can possibly fit in.
Her biggest wish: dining table by the window to have breakfast in the morning with sunshine.
(At the moment she lives in an old, dark house, about 80 sqm, with a large garden that she uses a lot.)
That’s why the plan includes many windows and light.

I didn’t want to overrate the south side either.
In summer there was sun on the property at any time of day.
But now in autumn and since the house with the garage stands on the south side... I was really shocked how dark the south feels there.
I don’t find the view of the garage wall bad either, but my concern was more whether from the living area it might feel too oppressive.

Where do you want to accommodate the 16-year-old child?
Sure, at the back of the property in a soundproofed room from my side warning irony

Regarding the main apartment/house:
Living room definitely not on the upper floor.

Living and dining in one room!
I would like the living room somewhat separated, around the corner/or the kitchen around the corner instead.

Currently we have 4x7m for living and dining table and that is too tight for us.
But the second draft was also way too big.

Shower on the ground floor: I wouldn’t want to give up that 1 sqm – be it a broken leg or the muddy child.

There should be 2 small! offices: actually only one for quiet office use and the other as a hobby room – where else? If there is no basement and the upper floor offers enough space.

The attic / cold roof should only serve as storage for the 10 boxes of Christmas/Easter/Halloween decorations etc.

We obviously don’t need a 20 sqm bedroom with dressing room either.
I already said – I ignored the upper floor.

Regarding the budget: there is some room to maneuver
But I still hope for a good room layout so that it can also be done smaller.

That’s why I registered here and am completely open to new suggestions.

Do you need to know anything else about our living situation?
Of course I am aware that the house will be too big one day.

The teenager may still live here for a max of 10 years, then the small child can switch rooms.

But they say: you plan for the next 10 years?
We managed 8 years in the current house.
And the possibility to use the granny flat differently also exists.

Somehow I had a feeling this would come.

I know the threads. I actually have already studied them – that's why I also know how to describe my mother as under 70.
The property is really similar, too; I also found the last suggestions good. I would have been very interested in what came of it – that was in 2022.
