both want sun
We all somehow want sun,
Somehow everyone wants sun. And when they have sun, then the blinds go down and a terrace roof is purchased.
I wouldn’t overestimate the south side so much now. I like it to have sun in the winter in the open-plan room, the garden always somehow gets sun anyway, especially since terrace times depend individually on the daily routine.
Besides, no one wants a north garden
Although there is sun there in the mornings as well as again in the evening when you finish work.
We are unsure how to "divide" the property.
Who gets the west or the east side?
If you consider that U70 is usually the early bird and can enjoy the morning, then east should be aimed for here.
The family is rather rushed in the morning and has time in the evening to enjoy the garden and terrace, so west would fit. Whoever now makes this more complicated and feels disadvantaged should refrain from a shared house.

It is not at all. I see the complications more in an overly large granny flat. The open-plan area is almost just as large as that of the family. The kitchen is easier to furnish, even a guest room has space. Yes, a senior also wants to occupy enough space, but you have to be aware that the plot has limits of under 600 sqm and probably cannot respect all wishes.

That could be tight.

Does the granny flat absolutely need a guest room or might a hotel or holiday apartment nearby be more suitable?
More efficient use of the open-plan area would also be advisable, 26 sqm could be sufficient with good arrangement.
Is the 16-year-old child perhaps better off on the ground floor?
Are you open to a living room in the attic while eating, cooking, and activities take place on the ground floor?
Can you do without a shower on the ground floor if there are two baths upstairs?
What happens with the attic? Do there have to be two offices or honestly, can it be done differently?
