Basically, I don’t think the floor plan is all that bad. It’s always a bit difficult to estimate, using only rough measurements, whether the floor plan will work in everyday life (furniture, distances, etc.). My tip: Get graph paper and transfer the floor plan onto it. Then draw in the furniture you want to have or might want to reuse. Then it quickly becomes clear whether it will work or not.
My notes:
- I would reconsider the layout in the living/dining/kitchen area. What is more important to you? Large living area or dining area? Exactly where will the dining table and couch go? Where will the TV, speakers, multimedia, etc. be?
- The kitchen will have almost no cutting space if you subtract the sink and stove. I saw this at a friend’s place – he only has work surfaces in the corners ;) – Is the pantry big enough? Measurements would be helpful. Maybe you can take a bit from the utility room since it’s nicely located just behind (or from the bedroom ;) )
- Upstairs I find the layout really cool – if the office is too small for you, take a bit from the bedroom. It depends on your work whether 7 sqm is enough. That would be plenty for me (PC and phone)
