That's actually good, isn't it?

Yes

Thanks for the hint
The alternative: She buys a 100sqm penthouse apartment with a roof terrace and an elevator - 10km away.

Then we only build a simple single-family house with a bedroom on the ground floor and a double garage

This is probably the best decision.

Thank you for your insights.

That is still comparatively more expensive. On the one hand 100! sqm, on the other a pent- in front turns an attic apartment into a goldmine for sellers or landlords.
However, I wouldn’t know why someone under 70 should still buy, renting also works.
But I assume that you get the starting capital, i.e. equity, from her, so why not plan the granny flat as well?!

Yep, you’re right. It always depends on the circumstances.

I have attached a room layout, to be viewed as a sketch. The upper floor is actually just an experiment to see how much furnishable and functional space can be put in.
That should be about 240 sqm in total.

About the budget: affordable construction companies usually offer their houses at around 2500€/sqm. However, this is tied to their scope of work description. And there are still some upgrades: at least here a larger water tank, an extra electrical cabinet, more sockets than the standard offers, etc. It only really ends with the tiles and flooring, which you already have to provide yourself in the EL. These are experience values. Those who came cheaper are tinkering with their house themselves for one, two years or more and have relationships with some craftsmen.

North is at the top, TK is approx. 10 sqm large.

The easiest one

That was also somewhat exaggeratedly expressed

Exactly, but why should you rent if you have the necessary equity?

Thanks. A kitchen without a window takes some getting used to – but it can be done.
I like the entrance area, but unfortunately that is probably not possible, entrance and garden on one side

Regarding the budget: We are fully aware that here and there an extra increases the cost. But luckily we have enough connections to craftsmen and the experience of having built a house before

Because the intention in old age regarding living is quite different. You don't want to tie up the existing retirement provision in a property or elsewhere long-term, but rather be able to react spontaneously when necessary. I don't know how you insert files, but you're doing something wrong. On the PC, for example, I can't open the upper floors. Now on the phone, this here. The garden is to the south. Strangely, the land is arranged so that you can see the south from the west. Regarding the kitchen: this is just an example of how it could be done.

Ok, all clear. Now the attachment is displayed. However, you are interpreting the development plan a bit incorrectly. It is only about definition and the corresponding planting. By the way: do you have more from the development plan that one should know here?
