That is still comparatively more expensive. On the one hand 100! sqm, on the other a pent- in front turns an attic apartment into a goldmine for sellers or landlords.
However, I wouldn’t know why someone under 70 should still buy, renting also works.
But I assume that you get the starting capital, i.e. equity, from her, so why not plan the granny flat as well?!
We often criticize that granny flats are planned as tiny holes. Here, it is the opposite, 63 to 67 sqm... that’s already quite a lot.

I have attached a room layout, to be viewed as a sketch. The upper floor is actually just an experiment to see how much furnishable and functional space can be put in.
That should be about 240 sqm in total.
About the budget: affordable construction companies usually offer their houses at around 2500€/sqm. However, this is tied to their scope of work description. And there are still some upgrades: at least here a larger water tank, an extra electrical cabinet, more sockets than the standard offers, etc. It only really ends with the tiles and flooring, which you already have to provide yourself in the EL. These are experience values. Those who came cheaper are tinkering with their house themselves for one, two years or more and have relationships with some craftsmen.
