As far as I can judge, the contractors include a lot of margin in the projects.
It is important to have a partner who does good work, meaning check references (ask around, circle of friends, etc.). If there is one who does not have a fully booked order book, he may also offer a better price.
For fixed-price offers, I would look for companies within a 50 km radius.
Asking construction companies directly without an intermediary usually brings better offers.
