Where in NRW is the building project planned? What puzzles me – maybe you are simply confusing the terms – why has your current building partner priced the trades separately? And what does 2-story house mean? Ground floor and attic with sloping ceilings or rather ground floor + upper floor, each as full stories? Rhenish regards

Before there are various interpretations of your first post, tell us what is true: - You are the owner of a property. - You have the building permit for the architect's approval planning (house as described above).

Yes, I have a plot of land. I have a permit created by a known architect, i.e. the listed costs of the architect are summed from service phase 5 onwards.
We might possibly also be able to award individual trades.
Is the heating price (16,000) for gas without solar clearly too expensive?

Hi, at first glance I also said that's way too expensive, but if I understand correctly, the ancillary building costs are already included in the 412k? That alone is a fixed 30-40k. The garage is also 10k. And the outdoor facilities for 18k as well! Solar thermal should not cost more than 5-10k and the fireplace is also there for 5k. So rather around 420-425k with everything. And therefore 350-360k as a pure house price. Not a bargain for the size and without a basement, but it's also expensively planned: [Klinker, Flachdach, Raffstores].

The architect is usually paid based on the construction sum, so he has no interest in building cheaply at all.
