Where in NRW is the building project planned? What puzzles me – maybe you are simply confusing the terms – why has your current building partner priced the trades separately? Rhenish regardsThe plan is a 2-story house with 153 sqm of living space without a basement, flat roof, clad with clinker bricks. Enclosed space approx. 900 cbm. A garage 3.5 x 6 m, which will be attached to the house made of exposed concrete, and a shed on the other side with wooden cladding (3x5m). Gas heating with solar thermal, controlled residential ventilation, underfloor heating. Windows are to be darkened with Venetian blinds. A built-in fireplace. The plot is available. It should meet KFW 55 standard if possible. I have planned 350,000 € for the construction, the builder’s invoice amounts to 412,000 €, and solar thermal and fireplace are not even listed in the invoice. According to his invoice, the house only reaches KFW 70. [...] Outdoor facilities: garden 18,000, sewer connection 4,000, power connection 8,000 Additional building costs: architect 28,000, structural engineering 5,000, authorities 7,000, miscellaneous 4,000 Total price: 412,000 If I add solar thermal and fireplace, then I am at 450,000 € without land. We have scheduled an appointment with the architect next week to go through individual prices.
