I belong to those who "quickly" signed a contract in December 2019 to secure the 2019 price and not have to pay 5-6% more just a few days later for the same house. I mention this upfront so you know I am not fundamentally against signing early if the contract contains the appropriate cancellation clauses (please have them reviewed legally on your side). In your case, I would advise against it, see below.
I understand how the salesperson earns their money. My point, however, is: if signing the contract does not cause us any disadvantages (but possibly advantages through price guarantee and support in finding land), then why not sign?
The house-building companies do not have better or exclusive access to land. The plots they can access are advertised on the usual internet platforms. Our experiences, fresh from 2019, are: they cannot be successful in helping with finding land unless they already own a plot (i.e., legally acquired), which they would then offer to you immediately. In our case, these were exclusively plots (3x) on which no one would want to build a house. Furthermore, your salesperson would give "their" land to the one who signed for the most expensive house with them.
If you want to sign this contract, definitely have it legally reviewed so you don’t end up being forced to accept any land that does not at all meet your expectations.
Regarding the price guarantee, we have experienced that prices are usually raised on January 1st of a year, but this does not have to be the case.
