No, not yet. I also won’t let myself be pressured or lured by goodies like "a kitchen is still included until the 15th." I understand how the salesperson earns their money. My point, however, is this: If signing the contract doesn’t cause us any disadvantages (but possibly advantages through price locking and support with finding the property), then why not sign?

What is included in the base price of the house?

You have signed?

Thank you, it's received. Now I see 11ant's point a little more clearly... not everything fits on this floor area.

Kitchen and guest room are insanely narrow, this won’t work. Where is a bed with a width of 1.60m supposed to go in the guest room? Doesn’t fit! If a living (hobby) basement is already planned, why then such a complicated route through the hobby room to the study? Is it really about 3m2 in the basement or can the corridor not be made a bit more livable?

I cannot say what risks there are for you in the contract, as I do not know it. The right of withdrawal sounds great. It is rarely without pitfalls. Questions off the cuff:

[*] What obligation arises from a plot of land found by the contracting party?
[*] What contractual obligation do you have if the house does not fit the development plan/plot?
[*] How expensive are adjustments to the house for a found plot?
[*] Which services must still be paid for in the event of withdrawal?

Because that’s completely irrelevant. If, contrary to expectations, you do build with the sales company because they keep their promises, it will be too late for price negotiations or careful contract review.
