b) something is missing from the numbers. There are additional ancillary costs. Have you calculated those? With ancillary costs you will easily pay 500k+ for the house.

Apart from the fact that the bedroom can also be made 30 cm narrower here so that the right side of the plan (kitchen, guest) gets more width, I don't understand why you have to enter the basement through the kitchen.
Otherwise, the bathroom dimensions, as they are here, are well furnishable and okay.

One more "stupid" question: Assuming we make the bedroom 50 cm narrower. Would that have any impact on the house's structural integrity or is the floor plan even feasible then?

That doesn't add up. For a basement suitable for living with a ceiling height of 2.70 m, you have to pay quite a bit, then another 170 sqm... I see a 5 upfront. With incidental construction costs and the usual stuff, then 600,000.
Then you have to reckon that the plot is not suitable for a basement or that the plot has a wrong orientation.
And apparently you also don't have any cheap prime plots anymore, otherwise you would already have one.

The basement is planned as an ISO basement (insulated) with underfloor heating, reinforcement of the exterior walls to 24 cm, waterproofing against rising seepage water, complete electrical installation, etc., but WITHOUT floors and painting work (that would be our job).

Is the price that low? It's one of the large prefabricated house manufacturers...not the cheapest but certainly not the top end either.

A seller who designs a floor plan for you without you having land is either an amateur. Don’t buy from amateurs.

One cannot truly dispute that this is "quite special" - however, "insufficient" certainly applies no less to the shown design. Even in an ordinary (i.e., blessed with two full floors) ten-by-ten city villa, accommodating the wishes would be a squaring of the circle, but in one-and-a-half stories of the same footprint, this is all the less possible (a knee wall instead of a dormer does not save it). Comparatively, it would be almost more purposeful to inflate a balloon right next to a needle – a tiny bit more agreement between wishes and framework will have to be conjured up.
