Then take a close look at what is included. Floors, bathrooms, etc. are often minimal equipment, electrical system from 1950. A few years ago I seriously had a flyer in my hand including complete electrical system. It included 10 sockets.

What is included with the basement? Waterproofing, etc.

A lot more will be added for the price with basement.

Construction companies can't just conjure up plots of land either.

Many thanks! I do not yet have the contract. It was verbally assured several times that there were no pitfalls. I am not naive and would never sign such a contract without prior legal review. The basic statement of the salesperson is: "We are all in the same boat. Without a property, no house and without a house we do not earn money. So we try to mediate regarding the property. However, we only do this for serious interested parties. Ergo contract..."

I doubt that big price negotiations are possible with these companies, but as far as goodies are concerned (kitchen, discounted extensions, etc.) you are probably right. Although these are included in the offer, among other things, in the form of a kitchen up to 10k.

We have already looked at plots available on the "open market" and are in contact with real estate agents. I understand that we have to get moving. The story with the prefabricated house company would therefore (only) be another alternative.
