Not signed yet. The house would be ready to move in on the ground floor and upper floor, basement as stated without floors/paint. Included in the basic house price are, among other things, electric shutters on the ground floor/upper floor, complete bathrooms, chimney, BDT, soil survey, architect, etc.

Then take a close look at what is included. Floors, bathrooms, etc. are often minimal equipment, electrical system from 1950. A few years ago I seriously had a flyer in my hand including complete electrical system. It included 10 sockets.

What is included with the basement? Waterproofing, etc.

A lot more will be added for the price with basement.

Construction companies can't just conjure up plots of land either.

How is it actually with this potential quasi property developer situation: Is it ensured that in the end, real estate transfer tax does not have to be paid on BOTH the land AND the house, if the BU is significantly involved in the land acquisition?

Or even brokerage commission and real estate transfer tax...

What risks are in the contract for you I cannot say, as I do not know it. The right of withdrawal sounds great. It is rarely without pitfalls. Questions off the cuff:

[*]What obligation results from a property found by the contractual partner?
[*]What contractual obligation do you have if the house does not fit the development plan/property?
[*]How expensive are adjustments to the house for a found property?
[*]Which services must still be paid in the event of a withdrawal?

Many thanks! I do not yet have the contract. It was verbally assured several times that there were no pitfalls. I am not naive and would never sign such a contract without prior legal review. The basic statement of the salesperson is: "We are all in the same boat. Without a property, no house and without a house we do not earn money. So we try to mediate regarding the property. However, we only do this for serious interested parties. Ergo contract..."

Because that is completely bananas. If, contrary to expectations, you do build with the sales company because they keep their promises, it is too late for price negotiations or careful contract review.

I doubt that big price negotiations are possible with these companies, but as far as goodies are concerned (kitchen, discounted extensions, etc.) you are probably right. Although these are included in the offer, among other things, in the form of a kitchen up to 10k.

In fact, it is very often the case that there are no plots of land available at all. They then either offer you the very last junk or plots that have already been sold. Read carefully what happens if a plot is offered to you and you refuse or the purchase does not go through! Usually, penalties are due.

It is rather unlikely that someone will find a suitable plot for you. Maybe a good real estate agent – but even they only have the stuff that nobody wants. If you don’t take action yourself, it would have to be a big stroke of luck.

We have already looked at plots available on the "open market" and are in contact with real estate agents. I understand that we have to get moving. The story with the prefabricated house company would therefore (only) be another alternative.

Sorry, but if you should sign a contract at this point, then there really is no hope for you.

Thank you for your direct statement. If you would now briefly support it with arguments - possibly under the premise that there is an unconditional right of withdrawal - I would be even more grateful to you.
