In fact, it is very often the case that no plots of land are available at all. They then either offer you the very last junk or plots that have already been sold. Read carefully what happens if a plot of land is offered to you and you refuse or the purchase does not go through! Usually, penalties are incurred.

It is rather unlikely that someone will search for or even find a suitable plot of land for you. Maybe a good real estate agent - but even they only have the things nobody wants. If you do not take action yourself, it would have to be a great stroke of luck.

Not signed yet. The house would be ready to move in on the ground and upper floors, basement as stated without floors/paint. The base house price includes, among other things, electric blinds on the ground and upper floors, complete bathrooms, chimney, BDT, soil survey, architect, etc.

Thanks, that’s how we see it too. Going through the hobby room into the study doesn’t bother me. If it were possible otherwise, of course that’s also fine!

In the basement/hobby room it doesn’t matter a few m2, but the room must not become “tube-like” and must remain rectangular. I know, a bit crazy, but necessary. The hobby room could of course also be “rotated,” I don’t care, as long as the dimensions are right.

Hallway noted… probably actually a little narrow.

The calculation lacks any buffer for upgrades, outdoor facilities, furniture/kitchen, carport or garage

I always find it baffling how one can assume to estimate the costs so accurately at such an early planning stage.

How is it actually with this potential quasi property developer situation: Is it ensured that at the end, real estate transfer tax does not have to be paid on both the land AND the house, if the BU is significantly involved in the acquisition of the land?
