Numbers are smoke and mirrors; what counts is the BB!

Aside from that, in my opinion, the entire calculation is set far too low; the quoted price for the basement is definitely not sustainable or there is a lack of some required equipment. Probably also the earthworks. The incidental building costs are also set too low, count on about double. The remaining numbers say nothing about quality; the content specification is missing.


Who do you want to believe more? Numbers without context or building owners who have already built or are at least in the process of building a house; who have access to numerical data?

All right... just to summarize it correctly for me: The house costs about €1500/sqm + additional costs €45,000 + basement costs €50,000. Then the house is turnkey? Best regards

Bauexperte described it quite accurately. The 1500€ is standard. In addition, there are many special requests that always increase in the initial considerations and, taking the budget into account, always decrease.


Also of course the difference between "turnkey" and "ready for occupancy," which usually still involves painting and flooring work, and also to consider are the outdoor facilities, garage, and other costs for furniture, kitchen, moving, etc.

Maybe also think about why it has to/wants to be 200 sqm? Less living space also means lower production costs. In my opinion, 200 sqm is very much. Of course, it depends on personal needs (children, home office, etc.)

I strongly doubt the numbers from your basement and shell builder on the points I mentioned, as I said.

Of course, he can build the basement for that price, that is possible. In shell construction. But I suspect he simply "forgot to mention" the costs for the outdoor stairs, indoor stairs, basement door, and so on (insulation etc.), in other words, everything necessary to make it a usable basement. When you subtract the costs for these items from the price your shell builder quoted, there is far too little money left to even create a usable basement. There’s still enough money for a foundation slab, nothing more.....so this statement of mine is verifiable.

In addition, there are all the other points that have already been mentioned; I don’t want to repeat them; I just reread them now and still stand by my statements. However, I want to emphasize that additional construction costs are often severely underestimated, and the amount you quoted is definitely too low.

Often, people give you prices that are indeed correct, but not the whole truth, because the trade may be finished for those people, but not for you. That means additional costs and further financing. The latter is delicate. The craftsman gets his money - you as the builder are stuck with a half-finished project and the funds are depleted. I guarantee you 100%: You do not want to get into this situation, for your own sake and for your family’s.

Going into a new construction project with nicely calculated figures is not ideal.
€1500 per sqm is definitely not much, Bauexperte has taken the lower value here.

We do not want to scare you - rather, help you objectively and based on factual realities (i.e., very matter-of-fact assessments).

You can and should of course obtain more offers, with building and service descriptions naturally, only that way as a builder can you see what is still missing.....

One thing is definite: Performing a construction service of this scale and within the mentioned range is not feasible for €340,000.

And better to go to the bank with dread than to have the bank as a dread, because as mentioned above, it is better to plan a "more generous" budget, possibly reconsider the above-mentioned points such as size, etc., and then finance cleverly so that in case of occasional difficulties there is still a small cushion (10Teur) available
