Building a house in Hesse is always a bit more expensive than, for example, in NRW. However, since 200 sqm is not exactly small and the price per sqm does not increase in parallel with the house size but rather decreases, I have set €1,500.00/sqm/on the floor slab. A new build these days should not be done without controlled residential ventilation with heat recovery; you additionally want a dormer (you probably mean a cross-gable), like casement windows, maybe floor-to-ceiling showers, and colored windows/electric shutters. Taken together, this results in about TEUR 340, with otherwise simple architecture.

So you should really think carefully about whether you actually want to prefer a new build over an existing building; Thorsten put it well. I also want to urge you to have the existing property inspected by an expert; this is definitely better than relying on the statements of craftsmen who generally only focus on their own trade. If it turns out that the building fabric – which I actually assume – justifies the renovation/adjustment costs, I wouldn’t have to think about it for long in your place....

Even though the saying goes "location, location, location," there are, from my point of view, more criteria that should be taken into account in a decision.

I was told the following today by a civil engineering contractor:

Basement: 35,000
Roof: 25,000
Windows: 20,000
Shell construction: 60,000
Sanitary (heating, pipes): 40,000
Electrical: 13,000
Exterior plaster: 20,000
Bathrooms: 25,000
Incidental building costs: 20,000€
Interior construction: 35,000
Total: 293,000

House dimensions: approx. 10x10m

Is that unrealistic? Because then I should be able to manage with the new construction, right?

How much does such an expert cost approximately? Best regards

10x10*2 is by no means 200m² of living space
