I read 2 full floors + attic - so 2.5 floors. That is roughly around 210 sqm at 10x9.5, depending on roof pitch, knee wall, etc.

If you look at it that way :), I hadn't thought of a converted attic. But to make it habitable again, you need considerably more money and it overshoots the OP's goal of around 150 sqm living space and having all 4x bedrooms on the first floor. Storage space in the attic would be sufficient and "more cost-effective" in my view?

Such a development plan with property is not a wish concert. ;) It is definitely smarter to use the roof than to build a basement. How, how much and why, he has to clarify with the bank. But there is enough potential.

Understood, thanks for the many great suggestions and tips.

So when I was at the solid construction provider and we went through everything, she said that a roof would be difficult. If then only a small area where you can almost not stand upright, because the permitted height would otherwise be exceeded.

Not even a normal staircase could be made there, but one that can be pulled down.

It would be best, with 2 full stories, that I don’t see any roof pitch in the room. I find something like that confining.

As I said, it depends on the story height. I easily see 2 full stories + attic here and clearly you also get standing height at the very top. These are simple calculations, you should sketch this out for yourself sometime.

I think so too, therefore an extended attic is not considered at all. "Storage room" would be fine if you forgo the basement, more cost-effective and sufficient.



It becomes "significantly" more expensive without significant added value. In the bedrooms and especially in the children's rooms, a slope (with a preferably high knee wall > 1 m) is perfectly fine and the children love it, precisely because of the "claustrophobic" and cozy feeling. Only the furnishing needs to be planned more carefully and certain "compromises" have to be made, but everything is feasible within an acceptable range. Where it is not possible and not desired to have slopes, dormer solutions can be considered?
