Yes, exactly. But if the garage is in the basement, or there is a terrace on top, as far as I know this no longer applies.

Yes, we need to reconsider this thoroughly.

Yes. Everything very similar.

A part of the legend in the development plan was still missing

This only means "general residential area," "single-storey," and "open construction" (= no perimeter block development). I would expect a graduated definition of single-storeyness here, also with TH T and TH B (eaves height valley and eaves height mountain), to regulate houses below or above the street differently.

So one of us still doesn't quite understand the heights. If you want the terrace behind the house and additionally on the garage, through which terrace door do you want to access the rear one? From the attic? Or do you want to dig out the hill behind the house and sit in a huge hole? I sketched this out: Assuming you put the garage in the basement and set the height at street level, the basement would be completely buried in the hill. On top of that, the ground floor would still be more than half embedded in the hill. A terrace at the back would then be more accessible from the attic. (Note! These are just sketches to get a feel for the slope) Of course, you don’t necessarily have to build the driveway at street level. The car can manage some incline as well. But that’s more a matter of centimeters than meters. (Maybe one of the car enthusiasts knows what maximum slope a car can overcome without scraping?) Please correct me if I am misreading the slope. I see a height difference of 7m across the property here. Can you take a look at this? You have experience reading "slopes". How have the neighbors built? Do they also have 2 terraces behind and beside their houses?

The ground floor is planned with 372.75. See drawing on the first page. This should allow for a maximum of 2 or 3 meters to the back. That must be taken into account accordingly. We have slightly less than 20% slope from the street. Ultimately, that is also a compromise.

I don't see the truth any sweeter here either. More likely 20° than 20%. About two meters of rise over five and a half meters, that's roughly in the same league as / .
