So to answer your question, I can tell you that local solid construction companies and good prefabricated house providers hardly differ in comparable quality. If you want to stay under 500k, then the basement has to go. 70k-80k for the basement is also extremely cheap under the conditions, I don't think it will stay that way.

500 K even for a prefab house, without much frills? That’s intense. Current budget is unfortunately barely existing, as I recently moved and invested everything into that. And 2 weeks later, the answer came that I can get a plot of land. Unluckily, it turned out badly. That’s why building will only happen in a few years. Bank-wise, it should work out, with a monthly income of about 5000K and civil servant status. I didn’t have to pay 80 K for the plot. Comparable ones in the area (about 15 km) cost two to three times as much. It was basically a tender/draw, that’s why so cheap.

I wrote single-family house with your desired basement. You probably need a WW + additional insurance. And beware: Additional costs for incidental construction expenses/garage/outdoor facilities will be added. That's why the question about the budget. Prices can usually be (completely) different 15 km further.

We are building with a regional general contractor using solid construction. Basically, you can also get everything move-in ready there, but it always costs extra.



The question about the budget is more about how much you ultimately want to spend in total. Depending on that, it can roughly be determined whether your wishes fit your budget.

Not to forget, of course, the ancillary construction costs + outdoor facilities and possibly further needs (kitchen, furniture, lamps, etc. pp)

We have a 389 sqm plot and had to plan for quite a while so that a house (although without a basement) can fit on it and there is still garden space left; that is already a challenge with little space.
