So a few details from the development plan are: - General residential area (WA) according to § 4 Land Use Ordinance - open construction - two full floors are allowed - wall height 6.5 meters, total height 8.5 meters - all roof types allowed except flat roof - GFZ of 0.3 at 319m², so the building area may be about 95m² - It should be a single-family house, city villa or, depending on agreement, if the partner wants, a semi-detached house - Basement possible, but it is recommended to secure against uplift - Plot is flat - Shape is almost a square Have I forgotten anything?

No, they wouldn’t – because this has already been done here a hundred times, and as you can see with yourself: then the next newbie comes along, doesn’t read it at all, asks their question anyway and cutely suggests that what he didn’t read could be written down once and for all, because that would actually be a great idea :-(



Name the development plan WITHOUT LINK!

To what extent am I supposed to name the development plan? I wrote a few details further above, is that enough?

No, otherwise he wouldn't have asked for it. For money, you can get everything. Single-family house (140 sqm) with basement (WW…70 sqm) >500 k€ is nothing unusual nowadays. Have you done a budget check? How many 100 k€ is the budget? What kind of bargain did you supposedly make with the plot? I'm still puzzling over that. :rolleyes:

no, that is not enough, experts see more in the development plan, and can interpret cryptic sentences and drawing details in it
