Our property is just a little bigger and for us, it looks like in the attachment.

OT: does 55 stand for the city? If yes, same here ;)

An acquaintance also had to build using a bored pile foundation in a "swamp area." A prefabricated house/wooden frame was built without a basement.

I believe I read that some prefab house providers also conduct a soil survey when building a basement. As mentioned, a basement would be great since I can't build large and can't build very high. But if it is not meant to be, then so be it.

You will have to do the survey even without building a basement.

What? As far as I can see, you can easily generate over 200 sqm of living space.

With 95sqm of allowed floor area, it will be difficult, right?

I still recommend foregoing the basement and using the storage space in the attic. With a roof pitch of 40°-45°, it should fit within the permitted height, even with reasonable ceiling heights of at least 2.50 m. The storage space in the attic will be reasonable and sufficiently large. Preferably with a slightly larger garage, and it will work.
