So in terms of wishes, we are actually pretty low, since luxury is initially secondary and we want to get out of renting so we no longer waste money monthly.

Currently, I live with my 5-person family in a 144m²/5-room apartment. It would be a real shame if a house could not reach these dimensions and number of rooms.

And yes, the plot is not the largest now. Let's see what the providers will say about that.

The only important thing would be to have 4 bedrooms on the 1st floor and a basement if affordable.

My next question would be, what costs will I still have to face in the future?

For the plot of land, I have already paid the so-called approximately 5% or am still in the process (notary, real estate transfer tax).

Road, development, etc. are included in the purchase price.

When building, I just have to take care of the connection costs like gas, electricity, internet, etc.

But regarding the house construction itself, what else is there? Maybe the real estate transfer tax again? Notary again?

So you want 5 rooms and at least 144 sqm.

You can achieve everything – but again, everything is a question of budget.

You should definitely think about that and do the calculations.



You should look at the list of possible ancillary building costs here in the forum or search the internet for ancillary building costs, there are surely lists everywhere.

We had an overview from our construction company, but even that was not complete. Because it also always depends on the plot of land and what might possibly need to be done additionally there.

We are currently at about 40k (of which 14k is for earthworks).

What other costs will still come also depends on what the selected construction company already includes as standard in their scope of services.

Attached is an example of how it would be perfect for me. But it will probably fail at the GVZ on my end.

These are model homes (prefabricated houses) from one provider, and for some, they also indicate that the basement is included.

Regarding the basement prices? Is that even possible?

I have removed the provider's name.

The shown house model exceeds your floor area ratio by about 5.27%, so you will have to keep looking unless you are granted an exemption.

The company Schwörerhaus is not at all embarrassed to commercially trade houses in public – they even advertise it.

P.S.: I was only able to find one plot of the mentioned size in the entire development plan area (house no. 28b). This obviously has to be a semi-detached house. ... is likely to be unfavorable in this respect. I advise you to contact the buyer of the plot for house no. 28a and plan together with him (reading tip for non-believers: ).
