Garden is on all sides ;) That’s quite a statement. ;) Thanks. Then I consider the whole structure to be a misplanning. And this because: … I have to assume a standard plot, as none is available here… the west is the shaded side of a house and orientations apparently haven’t been considered at all in this design. Bathroom on the upper floor in the southwest, as well as office in the south and west, … I would rather arrange living and common rooms on the ground floor in the south and west as an L-shape. More will follow.

An 18 sqm area could then be set up as a small wellness area. Then the roof terrace would also make sense (see ). It would be advantageous to place it in the studio ... but at least it would be an approach.

Why is the upper floor not better zoned if it is certain that a child will still live with you as an adult?

Exactly. And a playroom, plus a hobby room and a huge living room. And then come with a 500k budget.

Of course, everything can be implemented, but the appropriate € should also be available...

So if you want to stick to the budget, I would:

- Leave out the balcony. If you have a terrace, you will never sit there, especially if it faces the street.
- Leave out the studio and roof terrace. The same applies to the roof terrace as to the balcony. In our neighborhood, four houses have a roof terrace and all residents unanimously agree that they would not build it again because they always use the normal terrace anyway.

- Leave out the "Relax" area. You have a large living room. Instead, I would make the children's rooms bigger and place the small bathroom upstairs between the children's rooms. The toilet, sink, and shower are directly adjacent to your bedroom. If one of the teenage children comes home late at night on weekends or has visitors, you will hear everything.

- You have three showers. Two are more than enough for four people, who will soon be fewer.
