It should be clear that the budget is not sufficient. Our construction is starting soon and I am somewhat familiar with the affordable federal state of Brandenburg. We have 138 sqm of living space, a high standard KFW 55, and the house costs alone amount to around €350,000. In addition, there are a few extras like a photovoltaic system, fireplace, floors, outdoor facilities, etc. So with incidental building costs, we come to about €460,000. And that with, as mentioned, 138 sqm in one of the most affordable federal states.

And one more question. You indicate 2 adults and 3 children. But you only have 2 children's rooms and an office. Where does the third child go?

There are only two. The 4 probably referred to the number of people. ;) I find the floor plan somehow more than generous (not in a good way), but optimization in terms of efficiency increase is apparently not desired. They also don’t want to hear anything about the budget, but if money really didn’t matter, they probably wouldn’t set 550K as the target price. Anyway, anyone who doesn’t want to hear the answer better not ask the question. ;)

Regardless of the financial question, I immediately have 2 things in mind at the first really quick glance:

1. Why is the space distributed so unfairly?
Why make a "ballroom" with over 70 m² and the adjoining rooms could all easily use 1 to 2 m² more?

2. I don't like the exterior view, it looks like small-scale apartment construction.

220 sqm with balcony, roof terrace, furniture, floors, kitchen for 550k. Hopefully the additional construction costs are on top...

And then there is the question of what 220 sqm is for? Two children are 15 years old. So in 3-5 years probably gone. If you consider the duration of the building permit and construction, it’s rather 1-3 years before they are gone...

The 220 sqm should definitely be there. The roof terrace or the studio is not yet decided. We could also imagine a simple gable or hip roof.

The size of the rooms is adjusted to the length of stay. The ballroom is used very often and frequently by multiple people. The study room rather rarely. In the past 18 months of the pandemic, there was only one single day of home office, otherwise rather a room for all the documents, etc.

As for future use, one of the children will probably stay with us for at least the next 10 years (limited everyday skills).

What do you mean by efficiency improvement? Energy efficiency?
You don't seriously believe everything they are telling us currently about efficient heating systems (air heat pumps, etc.) and insulation measures, do you?
I have been living for 10 years in a KFW40 semi-detached house with geothermal energy and solar thermal. The fact that the prices for this technology including installation have tripled is only due to the never-ending subsidies from KFW, etc.
Efficiency starts with user behavior. Similarly, when building, one can also take a closer look at the price/performance ratio so that it doesn't have to cost 460,000€ for 138 sqm.
