So I like it. I think you can feel comfortable there. Only the office is a bit small. At the moment, I spend the whole workday in 15m2, and I don’t want it to be much smaller.

I don't like it from the outside. It looks like a four-family house or a duplex, where every floor area ratio was used. What is the roof terrace supposed to be used for, what about the balcony? Where is south, where is north? Balcony or roof terrace in the north? Who maintains this gigantic thing when you're sitting in the garden yourself? With almost adult children, I would never come up with the idea to plan the stairs in the line of sight to the living room. The line of sight from the living room to the bathroom also brings joy ;) Kitchen: here we have the aircraft carrier with the too-long kitchen unit: long distances say hello. Although I don't find it reprehensible to place the couch in the middle of the room, you actually want to see some garden from the couch... Upper floor: is this now a faux pas or a serious mistake with the stair step? The rooms next to each other, children's room to bedroom or children's room to bathroom, don't make sense to me and I wouldn't want to build it that way either. There is no logic behind it. Going back to the beginning, the exterior view: why would someone plan such an uncharming lump when it could be done differently?

Then I wish you much success. I have spent a long time dealing with prices and possibilities in one of the cheapest federal states. In advance, we are building without any personal labor, that should be said once. We will neither lay the floors nor paint the walls. The house will be finished; we are only organizing the move. For outdoor facilities, €25,000 are still planned within the price. Of that, the terrace and fence should be paid for first.

If I look at the size of the plot, you are probably not building in a cheap federal state, which is why the price per sqm will be somewhat higher. Don’t rely on the architect’s calculation; it is often wrong. And it will still take about 2-3 years until the house is finished. If you’re unlucky – it happened to our neighbor – one of the children moves out by then. Then you have an 18 sqm “soda room.” Roof terrace and balcony nowadays, unless you have a lot of money left over, are luxuries that are rarely used later. Given your personal price limits, I do not assume wealth.

In the end, it is your house. Ours was often criticized too. But if you register here and ask the question, you should also know that it will be criticized.

The rooftop terrace was just a thought so that the roof area with the hated natural red roof tiles (mandated by the statute) is as small as possible. The balcony serves, among other things, as a canopy for the entrance but would also be a candidate for the cutback.


The orientation is stated in the first post.
How I would use something like that, I still don’t know today since I’ve never had a rooftop terrace before. But I can already imagine that you have other possibilities there than on the terrace in the garden :).


Why? If I want to see the garden, I can firstly just go outside or use the second seating option.

How is that supposed to work? Should the children’s rooms be moved to another building? The children’s rooms do not border the bedroom.

Then it is of course clear why such a high price arises. Everyone can and should do as they please. In my listing of personal contribution, only parts of the trades electrical, heating, and outdoor facilities were actually considered.
The flooring work and painting work will be done entirely as personal contribution.


The plot price is 145,000 EUR

Criticism is welcome. That’s what I’m here for. But I didn’t want financial advice. If that doesn’t fit, the bank will pull the plug on me anyway. I’m concerned about the floor plan. After all, we are here in the partial area of floor plan planning.

Mine was 40 € four years ago :-)

No tooth will be pulled by the bank. The bank secures itself through land registry entry and interest. As long as you have 4-5k € net household income, the bank will finance you. You should rather secure yourselves. Because additional financing costs about 1% interest surcharge...

You can't see the roof tiles from below anyway. But this does not clarify for the reader how you want to position the house. So there is no defined orientation for the reader. Why so snippy? Too many points of criticism? The why explained: in winter you don't go outside, nor do you necessarily sit on a just planned “two-person spot” to see your garden. No, you can also wonderfully zone and divide areas on one floor. This is not realized at all here. Maybe consider whether you can evaluate criticism neutrally and objectively! Always this “I want opinions, but don't want to hear criticism” :confused:
