So, after being so well advised here, I of course want to inform you how the offer ultimately looks that I received yesterday.

As was suspected several times, the offer was ultimately associated with compromises.

We received several recommended plots for calculation that were around 50,000 euros. The house would come to 182,000 euros without a basement, ready to paint, and 136 sqm. Additionally, 20,000 euros were calculated as additional construction costs, which, in my opinion, is very tight (authorities such as notary, property taxes, etc. 3,500, house connections 6,000, civil engineering costs 8,000 (but this was calculated with a basement; without basement excavation 5,000), buffer 2,500).

With a basement, the house would be 20,000 euros more expensive and would be outside the budget, as some here already suspected. There is also the uncertainty whether the additional costs will be sufficient, because some things on the construction site are still the responsibility of the builders. It's all a shaky calculation.

We will now get offers from two other regional providers in Saarland (however, solid construction) and then decide whether this makes sense or not, and whether we continue to look for existing properties.

That is probably true. He had accounted for earthworks under the item "civil engineering" in the additional construction costs. 3000–5000 for the foundation slab, 5000–8000 for additional excavation for the basement.



Hopefully. Do you personally think more of regional providers than of the big "market leaders"? I currently have S****m and L**x in mind.

Hello,

Unfortunately, this cannot be answered conclusively.

Larger providers have framework contracts for large quantities with various branded manufacturers necessary for building a house. If they do not build themselves – which is rarely the case – they deliver "finished" orders to their construction companies. This means no advertising costs arise for the construction company; this item is therefore omitted from its balance sheet and it continuously receives orders; delivered free of charge. That is why they are satisfied with lower margins. In this setup, it depends on the contract and not infrequently on the salesperson how a construction project proceeds.

The small, regional provider (up to max. 25 houses/year) can hardly compete in this price structure for the reasons mentioned above. On the other hand, they often deliver better quality, are approachable, and changes – even during the ongoing construction project – are usually easier to implement.

My personal experience tends to be to commission a larger or even supraregional provider for simple architectures; here the price/performance ratio is best. For demanding building envelopes and expected difficulties – e.g., neighborhood disputes, difficult plot, etc. – an architect.

Both versions have in common not to be guided solely by the prices shown at the bottom right; the presumably low price should never be the be-all and end-all. There is always a catch somewhere, as you have just learned. Better to build a smaller house that is reasonable, value-stable, and has a good price/performance ratio!

Every reputable provider offers security for their customers, stands for quality with their good name; regardless of whether they are large or supposedly small. It is always up to the builder which way they choose; he alone is the master of his own fortune. Proceeding with caution here is self-evident in view of the amount of financing required.

Thank you for your explanation. Actually, we would be more inclined towards the larger supraregional one (simple architecture), but now we have something.

Now we will listen to what the regional providers have to offer us, and then we will see. With one of the two, I like (as it says on the homepage) that they heavily advertise offering an all-around worry-free package, including things that with the first provider were the so-called "Bauherren-Leistungen," and thus possibly making the incidental construction costs more constant rather than variable.
