At the latest now, I would keep a loooong distance from the provider. Active assistance in tax evasion. Unfortunately, the tax office often sees that quite differently than your nice seller.

Also: €250,000 for everything? And with a basement? What does your provider want to make out of that, please? I think a double garage with a basement, then that fits.

Just for your house on a concrete slab, you have to expect about €200,000. Then 30-40,000 construction incidental costs + land, + land incidental costs (about 8%) + foundation additional costs + buffer + interior construction (walls, floors)

read up in the forum, and you will find that many ask the question, the answers are always the same.

In the end, you will be somewhere just under €300,000 or above, depending on land costs.

I assume you are referring to the following passage:

Many house providers have access to a database containing plots of land designated for development in the region. Here research can be done and possibly the suitable plot found. That the company therefore has a better overview of available land than the consumer, I think is understandable.

Based on personal experience and a conversation with the representative of the municipality where I want to build, I am of the opinion that the house providers speak of a "certain priority," which I initially interpreted as an end consumer as "we have reserved for our customers." The representative of the municipality dispelled this assumption. <-- in my opinion a typical sales argument that would ultimately prove to be just a database query

We have had very bad experiences there, which is why I am very allergic to these bundled sales: Fortunately, we still found our own property without a tie-in contract.

I was not present at the conversation either. But I want to say to the OP: Be careful! Don’t rely on the seller’s statements... he says a lot all day long, and in the end, he doesn’t have to bear your costs.

I believe it is more like what f-pNo writes. I cannot reproduce the exact wording from the conversation.

The company I was with is also very well known, I just don’t know if I am allowed to write the name here. But since I have now consistently read that it is probably unrealistic that anything will come out that meets our expectations, I am awaiting this offer with 0.0 expectations and will gladly report back to you when the time comes.

It is important that the house seller does not receive a commission for the purchase of the property. Also, I would make sure that the contract for work is dated only after the purchase of the property and I would definitely obtain offers from several construction companies. The questionnaire from the tax office is somewhat tricky in this regard.

This is pure salesmanship; if you’re not listening closely, you might actually believe that the respective provider truly has access to the municipal property.

Basically, it is only the municipality that decides who is ultimately allowed to buy the property. No provider has access to these municipal premises; anywhere in this country.
