I just had a phone call with the regional provider.

It was a very friendly conversation. However, there was no appointment because the provider only makes appointments if there is already a plot of land at least in prospect, or if there are pictures and a floor plan. Only then does it make sense to talk about a house, and only then can realistic secondary construction costs be estimated. I actually found that very reasonable and also a difference compared to all the others before.

Nevertheless, this builder also said that the price can be realistic, depending on the cost of the plot. The advantage with this company is that many things are included, such as a certain amount of excavation, complete scaffolding, construction electricity, construction water, portable toilet, road closure, etc., which with the big manufacturers all fall under "builder's performance."

We are currently looking for a plot. If we find one that we are 100 percent satisfied with, we will have it reserved and then look for another personal conversation.

The builder has earned a top name in Saarland over 35 years and operates exclusively there (and in the border area of Luxembourg).

Well, is that 'inclusive' really reasonable? It will also cost something, and of course the BU will pass the costs on to the customer. Where he ultimately hides them is his business, but it makes the offers harder to compare. Another matter is to talk about the possibilities of house construction itself. On one hand, correct – the plot sets the framework for the construction through location, profile, development plan, building window, etc. And with the number and type of plots available on the market, many of these conversations will be 'for nothing' – because it ultimately doesn’t lead to a contract. On the other hand, of course, the question is: What does my dream house cost me? How much land can I still afford? How much house would the bank be willing to finance? And: What is actually included in the standard design with the provider called 'doesn’t matter as long as the price is low'? Are there still numerous topics that a layman considers 'of course included, otherwise the house isn’t complete' – roller shutters, front entrance step/stairs,...? Without talking to a suitable BU first, these questions can’t be answered at all... Regards I.

I would like to close this thread and take this opportunity to thank everyone who gave me advice here.

We ultimately decided against building and have now found a nice single-family house that meets our expectations by 99%.

It has 143 sqm, no sloping ceilings, two full floors, 5 rooms (living/dining, guest WC, kitchen, two children's rooms, parents' room with walk-in closet, large bathroom), basement, carport, and 430 sqm garden. Year of construction is 2003, heating is district heating.

Only negative point: it is attached on one side, but that no longer matters with all the fulfilled wishes. Above all, it is within our budget.

Thanks again to everyone, and I will probably be more active soon in the "Renovierung und Wohnideen" section when it comes to moving in February!
