What loan amount is realistic for house construction?

You are planning a house for about half a million euros, are young, and together you have limited income. I do not read anything about equity. Oh yes, are garage or outdoor facilities free? They are not included in your calculation either... a) No bank will go along with that b) Even if a) does not apply, do you find a monthly rate of 2-2.5 thousand euros sustainable for you in the long term (also with regard to the desired lifestyle and possible family planning)? Thus, a clear "No" from me.

I also wrote 40k euros equity, in the first post. The garage is logically included in the shell construction. Outdoor facilities are initially secondary.

With a rate of 1000 euros/month, I get 300,000 euros calculated over 30 years - or am I wrong?

I am at around 470k... minus equity, so a volume to finance of 430k. That is absolutely unrealistic with just your salary and even very very optimistic for you both together. Plus 50k for the garage and 10-20k for the outdoor facilities. So paving, small terrace, some topsoil, garden tools, etc etc.

My advice: look around the existing stock

If you assume the best interest rates and the lowest repayment, then that is correct.
But you don’t get those. If I calculate a 30-year full tiger, you come to €1,135 monthly for €300k.
I simply assumed an annuity of 5% for you, that should be the case so that you are done in 30 years. Then it stops at €250k.

I already wrote that the garage is included in the shell construction. Moreover, I don't understand how you come to 50k for a garage. My father built a masonry 9x6m one this year for 15k euros including the base slab. Somehow I can't shake the feeling that there are considerable regional differences...
