What loan amount is realistic for house construction?

Besides the equity, how much additional reserve do you have? Or put differently: How much are you putting into the financing, how much are you holding back for reserves/emergencies/something else?

We want to use the 40k completely.

Additionally, we still have 10k.

You will make yourself unhappy because the money simply isn’t enough.

For example, you plan only 10k for floors and walls, but then want to be clever and save money by not finishing the kids’ room + office. How much of the 10k do you think you can save that way? 1k? You will hardly be able to realize the underfloor heating and screed etc. in these rooms later on.

Are you actually aware of the monthly/yearly bills that come in when you have a house + land? Property tax, sewage fee, stormwater fee, waste fee, street cleaning fee, home building insurance...

You are at least looking at 10k in labor alone for the driveway and terrace (of course more depending on size). Where do you want to get the money from, even in 2 years?
