It will purely depend on the region. In Hamburg, F, M, etc., prices will never fall again. See other metropolitan areas worldwide. The only question is what will happen in rural areas if a crisis occurs. Who then wants or can still buy or build? But let's wait and see. By the way, I stick to my opinion: either buy existing property cheap or continue renting. Not everyone MUST buy a house. Renting can also be very attractive.

Well, in London it has become significantly cheaper. The land prices probably won't decrease significantly anymore. But the construction costs might if the crisis gets worse. That will then affect new buildings and existing properties.

One thing is normal inflation development and general price adjustment. But the real estate market has experienced an unfounded price development for 10 years, some experts describe it as a bubble.

You can compare it to the stock market. The long-term development is upwards. The temporary one is characterized by bubbles.

We will definitely experience a correction, but as always, no one knows when. Afterwards, it will go upwards again..

We also only have an old building and renovated it. Despite equity and a monthly income of over 4k, we decided to go in with financing of 200k to keep the installments low. We did not want to make any compromises to the remaining standard of living. A new building would have been possible, but it would have brought us to the limit of our monthly burden. You just have to face reality. Not everyone can build a house for 600k. That's life.
