With a desired rate of 1000 euros, 30 years repayment, and 25 years fixed interest, you can borrow about 250,000 euros. Plus your 40,000 euros equity. Now you have your budget. With that, you can plan your house. It does not have to fully or only partially match your wishes. That's life!

I can't understand how anyone with so little equity and net income would imagine that financing a single-family house at 27 is possible.

As an 18-year-old new driver, I also don't go to the Porsche dealer I trust and reserve the new GT3. Not even in the basic version, because that's way beyond my means.

Buy a small apartment and in 10 years you can then rearrange. I did it that way too .

But back then you probably didn't have an 80 m2 garage to tinker around in... that's what the trained car mechanic dreams of.

Here are all the builders who have learned from their mistakes and experiences. Here bankers who grant loans will answer you. I wouldn’t dismiss it so easily

At that age, 50,000€ in the bank and 2,350€ net income look quite good; compared to the circle of friends, one might even be considered a high earner.

What I don't understand, I know some people here who, for example, had garage or shell construction work done and all were significantly cheaper than what is written here. It can't be that regionally different to such an extent, the material costs are the same - and the wages are obviously higher in metropolitan areas but in my opinion such utopian differences do not explain that either.
