What loan amount is realistic for house construction?

Dumb question, but why shouldn’t that be enough? Let’s calculate the price per sqm for the walls.

I come to around €3 material costs per sqm. For 160 sqm², I’ll throw in 1000 sqm² wall area into the room (which will be way too much). That gives us €3,000 for wallpaper and paint. That leaves €7,000 for 160 sqm² floors. Ergo about €43 per sqm² for floor material. If we take Parador Modular One, Parador Acoustic Protect impact sound insulation, and Parador baseboards, we come to a good €35 per sqm². That’s like just under €9,000 for the material. Probably less. That leaves €1,000 for “miscellaneous.”

For me, that fits very well even.

I am of the opinion that those who set the prices here come from metropolitan areas or are partly simply adopted as a flat rate. I see it the same way and have dealt with it in detail.

Now I have to laugh - so as long as I get the loan, it is doable - that totally contradicts itself, my dear.

No, you didn’t understand you alone will not get the loan, your girlfriend would be stupid to co-sign the loan without having ownership shares in the house.

What about the garage floor? What about the bathroom walls including waterproofing in the wet area? Is there perhaps even a second bathroom? I said it was tight. As soon as the OP can't manage something in EL (e.g., tiling the bathroom or waterproofing in the shower), it won't work anymore. Or in the end, time and/or motivation run out, and a tiler or a painter has to be brought in... In the overall construct, not a single cent of buffer is calculated, quite the opposite.
