just to get things rolling again here, financing would be no problem at all, I would get it without stress. We have an offer from a regional BU for 150sqm plus basement and double garage 9x8m for 390k euros turnkey including everything except the kitchen. (Plot is flat about 1.5m below the street, optimal for "basement")
I plan for the plot 65k euros including everything plus incidental costs of about 50k euros. Through own work, finishing after the shell, we want to save 30-50k euros, nothing signed yet, we are just thinking about it now.

Well, when building you'll quickly realize that a roof is not just a roof, sealing is not just sealing, etc.... you can get a sealing crumpled together for 1k or you can get a proper one for 6k (material costs alone). That's when your eyes will open. Somewhere money has to be saved and it's certainly not because you are being given discounts.
