What loan amount is realistic for house construction?

New construction is indeed unrealistic given the framework conditions. But maybe one buys a similar, never finished fixer-upper for a bargain and continues tinkering with it if that is the desired mode anyway? However, it will generally be difficult to find a bank. Not only because of the debtor who is not creditworthy enough, but also because of the value of a fixer-upper. That also affects the terms or probably limits the selection to regional banks, savings banks.

just to get things rolling here again, financing would be no problem at all, I would get it without stress. We have an offer from a regional BU for 150sqm plus basement and double garage 9x8m for 390k euros turnkey including everything except kitchen. (Grundstück ist ebenerdig ca. 1,5m unter Straße, optimal für „Keller“)

I plan for the plot at 65k euros including everything plus ancillary costs of about 50k euros. Through personal work, finishing after the shell, we want to save 30-50k euros, nothing is signed yet, we are just thinking about it now.

Lift-and-slide door nothing has changed. Capital requirement approx. 600,000 euros, 40k equity remains well over 550k to be financed with very low income.

Simply not possible like this, at least 150,000 equity is missing.

Construction costs approximately 500 TE minus 30 EL and 40 equity capital are 430 TE to be financed. Officially to show the bank you only want to show your salary, 2350 euros. No bank will finance that, sorry to say. Nada!

And even with 3800 euros combined, it will be a very tough case to find a bank. The only chance though! Personally, I would find the whole thing too tight.

It is not a question of what the bank gives you, but what you can reasonably handle. We could have gotten more from the bank and today even much more, but it still would not have been healthy and reasonable. In the end, you have to decide for yourselves.

I don't know if this has been mentioned anywhere among all the previous posts and I ask for a serious answer to my question. How does one come up with the "crazy idea" to undertake such a project given the circumstances?
