Electricity should certainly cost 1,500 €?
Still, I find the utility costs somewhat low. How will you heat? Gas heating?

Construction electricity and water may be accurate in consumption, however the connection of the construction electricity box and the rental also cost something. I would plan at least 1,200 € for both.
Where does the rainwater go? Is a cistern needed for that? That will add costs!
Soil survey? The house builder is always excluded from warranty in case the foundation/soil plate is not sufficient due to soil conditions.
Then, at Danwood the meter cabinet is also provided by the builder. No idea what it costs, maybe 2,000 € including installation?
You have the base slab... what is included in the upgrades?

Consider, for example, that the laminate is not exactly what one would want. The same applies to the tiles.
Then the electrical installation is at the lower standard, several sockets could still be distributed throughout the house – believe me.
... Satellite dish with several outputs? LAN cable? ...

As standard stairs, pine wood is installed: Pine is a very soft wood; if children live in the house or the vacuum cleaner slips briefly out of hand, large dents will adorn the steps.
Sanitary fittings? Can you live with them?

What about the external plinth? Is it up to you to take care of it?

You also still need a kitchen...

Would you like to tell me what upgrades you have? You seem to have already had a conversation that goes into the price determination?!

1500 € based on planning and several cost experiences I’ve gathered!? Heating will be with geothermal energy, meaning with trench collectors with which friends in the nearby development area have had good experiences.

Regarding the rainwater and the cistern, I have to wait; it is currently being discussed in the municipal council due to the groundwater, hope to learn more about this soon.

The soil and building ground investigation is included in the market price since the ground had to be dug up recently anyway because Celtic graves were suspected, which luckily turned out negative.

The prefabricated house price I mentioned here was the price including customization at the higher level. Our consultant showed us the same house of another customer as well as their customizations, which were sometimes really excessive but I think that’s good.

The base price of the house is 157,000 €, you see there is enough buffer included for customization. On average, most people customize around 30-40 k with prefabricated houses, some not at all. Included in the customization is also that we had the knee wall raised to 1.70 m, parquet floors, etc.

Additionally, we decided to build our 9.00 x 6.00 m large garage ourselves. Father-in-law knows a lot about this, so we will probably also include a solar system, which makes a lot of sense due to our heating method.

We will do the exterior plinth ourselves as well as, of course, terrace, garden, paving work, and as already mentioned, the garage. We will take out the sanitary furniture and get high-quality ones ourselves.

As much as it hurts, I inherited 40,000 € a week ago, which will now flow into the house. So kitchen, new furniture, notary costs, and buffer are absolutely no problem anymore.

In total, I currently have a construction loan for 15 years at 1.6% interest for 333,000 €. In addition, there is my KfW 70 loan amounting to 50,000 €. Plus my 40,000 € equity, that should be fine.

Yes, these are the first news we have, we will get a plot in the local project as already described; which one is still unclear as the decision was postponed to early October.

After that, we can start customizing the house specifically to our wishes and then I can also provide info here on exactly what will be added on top, or maybe you have a few tips on what else would be useful.

Hello Dirk, we are also currently in the discovery phase, when I read your prices I realized I made a mistake. You get a house with 140-150 m² including the base plate and floor coverings and wallpapering, basically ready to move in for €205,000 ??? Either the standard at Danwood is completely different, or something is fishy. We are easily about 20% above that, the only luxury being a wood stove and an air-to-water heat pump because geothermal drilling is not possible.

It depends on which provider you are building with? We were first with Weberhaus and ELK and eventually ended up with Danwood because of an acquaintance, or rather we gathered several pieces of information from other builders who are all completely satisfied.

No inferior materials are used here, you can also read everything online.
What I still need to clarify, the foundation slab is not included in the cost of the house.

Currently, my planning looks like this:

approx. €205,000 for the 157A & including kitchen & without new furniture
approx. €122,000 for the plot of land
approx. €8,000 for the exterior facilities
approx. €20,000 for the garage
-> Here further calculation is needed due to self-construction, so rather cheaper
approx. €40,000 for additional construction costs including foundation slab

Makes approx. €395,000 with available funds of about €425,000
So there is a buffer, or the solar system should face no obstacles.

I can only give more details as already mentioned once we have the final sample selection and
I can only do that once our market finally picks up


Ing-Diba – full financing, meaning my new €40k is not included in this.
