A build with solid house providers is unfortunately not possible due to the interest-free period of the loan amount, the earliest possible start of construction in the building area, the construction time of the solid house provider, and the double burden which we do not want, as well as the fact that we have clearly decided on our provider with a clear conscience.

It continues...

- Notary appointment for our promised plot in January
- Loan is secured with a term of 15 years and an interest rate of 1.67%
- House contract with Danwood is signed
- House selection (windows, knee wall elevation, roof tiles, room layout) -> done
- Interior house selection follows now in December
- Planned start of construction possible from August
- Planned start of the foundation slab in September
- Planned house positioning appointment in October
- Planned move-in mid-November / early December

Current points we are also pursuing:
- Double garage with one or two gates and storage room (finished or solid???)
- Kitchen planning according to floor plan (probably Ikea country style)
- Patio roofing

I will upload the construction costs in detail later, these have been extensively processed and split up as recommended here, then we can discuss further.

I don’t understand that. You decided - as a result of the negotiated, interest-free period - for a prefabricated house provider. Nevertheless, the civil engineering work on the property will only begin in August 16. When would a solid builder of your choice have started the construction project?

The property is probably only actually buildable from August. Then the prefabricated house manufacturer is indeed faster than if the solid builder would also only start then.

Only 6 weeks after the appointment date is also exciting for a prefabricated house - screed, electrical, sanitary, filling, painting all take their time,...

Hello Dirk,

I find it somewhat confusing. What makes me most suspicious, however, is the statement about the financing. How can you get an interest rate of 1.6% nominal with a 90% loan-to-value ratio? When the normal interest rate for a 60% loan-to-value ratio and from 200,000 €, even with a discount, is already 1.8% nominal? When did you finance there? Regards, Gunar.
