Correct, the property can only be developed starting in August, meaning the foundation slab can be laid at the earliest at that time. I have gone over this repeatedly with a few providers, but none can complete the construction in such a way that we do not have to bear a double burden once the fee-free year from the bank expires, which is also realistic to consider.

The houses have a construction period of 4-8 weeks after the installation date. Since our house is one of the middle ones, meaning 156m² of living space over two floors without a basement, completion is expected within 6 weeks. According to experience, this is very realistic, unless something unforeseen happens or defects are found at the planned handover that must first be remedied before moving in. As already explained, you should not forget that we will hardly provide any personal work here because we would never be able to manage this in terms of time or expertise.

Financing was signed with the bank in September and is documented in black and white at home as well as with our real estate agent.

I doubt that the size of the house is the decisive factor for the construction time. Rather, it is the complexity of the equipment.

You can gladly do that, but everyone will tell you that a house with 129 m² requires less time than a house with 156 m² or 180 m², and so on... (Weberhaus, ELK, Danwood) and so on were all the same statements that confirmed this to us and also make sense.

Detach yourself a little from the idea that you will move in immediately after completion. In our neighborhood, it usually took about three months - after the house was erected. Although the house was finished after about eight weeks (e.g., two Gussek Haus houses), then there were still painting work, defect repairs, kitchen installation, etc. House erection at the beginning of October, move-in each time from early to mid-January.

Only regarding the construction of the shell, or the production process of the prefabricated house.

The conventional interior finishing (applies to both prefabricated and/or solid houses) usually takes 3 months; sometimes even longer if, for example, an elaborate electrical installation or similar was agreed upon and has to be reworked. The 6-8 weeks you mentioned are probably due to your signature on the contract. The fine print certainly states something about exclusions.
