Your hallway on the ground floor has no window and is dark, and there is also no space for a cloakroom/shoes. No light comes into the upstairs hallway at all, and the windows upstairs are too small; it will be dark. At your door opening in the ground floor bathroom, the door hits the shower cabin; I would rather plan the shower further away from the door. A couch like the one you have drawn is sold in every furniture store and is about 3x3m in size; it won’t fit into a 3.70m wide living room like that.

Hello everyone,
first of all, many thanks for the previous answers. This already provides some new ideas for our property planning. Keyword kitchen and, as we have now also learned, window and lighting planning as an essential part. The couch was, for example, only exemplary there. It will probably go against the wall and likely in a different size. We will now go through that again calmly. That is exactly the input we need.

Some questions from your side were still asked, which I would like to answer.

@ ypg: The slope runs from northeast towards southwest. Or in other words, from the cross street towards the rain retention basin. The zero point starts from the cross street and then slopes gently to the south. The driveway would be slightly sloping downward.
I calculated it so that from the terrace/garden start, the basement protrudes about 1.8 meters out of the ground. If I now put a basement in, part of the basement would be underground and without light. Maybe I expressed that unclearly or I don't yet understand your suggestion correctly. Attached is another amateur sketch from me for better understanding.

@Itenzer: The house entrance is planned for the northeast. As long as we stay within the building boundary with the house, that is not an issue. We will reconsider the driveway again. The question is also the length of the driveway. Architect A says 5 meters, General Contractor A says 3 meters with an electric garage door, General Contractor B says 5 meters again. So far, nobody has been able to give me a valid answer on this.

In any case, a location outside the blue building boundary is possible for the garage/carport. I have omitted the detailed development plan.

Does anyone have experience with what additional costs one can expect when converting a basement from utility to living space? (Keyword heating, doors, entrance, windows?). Of course, I am aware that this cannot be said in general terms. It is only about rough guidelines. The basement is planned with about 75 m² (maybe 40 m² as living space).

If you plan a basement level, you will have at least one wall on the hillside side without light. This is not necessarily a problem. The room without daylight is the building services room, the rest of the hillside wall belongs to the open living area. It is bright and filled with light. I think living/dining/cooking belongs to the garden - the living space for the summer months. I would have planned your house with a basement level. Regarding the costs of a residential basement: It depends. Our residential basement is fully living space that we use ourselves, therefore it is cheaper than a cellar plus living area above it.

After a longer time and some more experience....architect...now again without an architect, we have received a draft from our preferred general contractor. We have adopted some points from the last feedback here and have just adjusted them on the upper floor. After the first viewing, we really liked the draft, but now there are some points that are causing us major headaches.

For the KfW, we want to designate the upper floor as a second residential unit. Therefore, the platform staircase in that position is already obsolete. In my opinion, only a quarter-turn staircase at the entrance is possible so that we can create a wall for a vestibule. The general contractor still needs to adjust this. The staircase was initially my wish, as I actually find the platform nicer. The office should be at least 12m², as it might later be used as a bedroom.

1. We would like the wardrobe to be a niche (in the draft, in my opinion, it is too far back). How can pantry/kitchen/wardrobe niche be optimally designed?
2. Entrance area dining/living (hallway too dark because entrance is around the corner?)
3. Living area too small, how to place the sofa? If we put a door centrally to the living room so that you don't walk into a wall right after the front door, you have almost no space left, for example, to place a sideboard.
4. Does a quarter-turn staircase actually save space on the ground floor? If yes, to the left or right of the entrance door?
5. General feedback.

The kitchen doesn’t work like that. Where would you put 2 tall cabinets? Too many windows, too many openings. Without kitchen room dimensions, it’s hard to say anything about it.

The room has the typical square shape that is hard to furnish.

How is the attic supposed to have a second apartment with the staircase arrangement? You can't separate the lower one, can you? Not to be rude, but if you depend on a double repayment grant, you should reconsider the building topic. So many unforeseen things come up. You should have some money in reserve. The budget for house + basement + incidental construction costs (on a slope) + KFW40 Plus + huge balcony is more than tight. Living level has no garden access. Hallway would be far too dark for me. Don't plan the kitchen as square, but rather elongated as a two-liner. Swap the wardrobe with the pantry. Move the door into the common room so that the cramped corner door disappears. Space-saving staircase. Have you drawn your real furniture to scale?
