My questions here were more about revising the floor plan, but since the questions regarding the cost breakdown are increasing, I want to shed some light on it briefly.
Here is our first cost breakdown:
Construction costs:
[*]Residential building 760 cbm x €265.00 = €201,400.00
[*]Special components = €3,600.00
[*]Carport = €8,000.00
Outdoor facilities:
[*]Garden and paths = €5,000.00
[*]Connections = €6,000.00
Additional costs:
[*]Architect and engineering services = €12,000.00
[*]Authorities and administrative costs = €2,000.00
[*]Financing costs = €1,000.00
[*]Other additional costs = €1,500.00

So far, I have no idea whether there is already a catch somewhere here, but if you tell me now that a 180 sqm house cannot be realized within a budget of up to €250,000.00, we will have to reduce the floor area. Our concern was primarily the room planning first and then the budgeting. Personally, 140 sqm would also be enough for me, as long as we can fit in the rooms we want. The problem is that, for professional reasons, we need two workrooms, one on the ground floor and one on the upper floor. Additionally, we have favored the extra southern expansion with an additional gable to have the living and dining area nicely bright and also to create a nice protected southwest terrace from it.
In terms of fittings, it should be standard, so nothing bad but also nothing exaggerated. Apart from the wallpapering work, we want to build completely turnkey with the only special feature being that the tiles should look like wood. That will probably mean a not insignificant extra charge.
