Single-family house with 190 sqm - What do you think about the design? Feedback?

Yes, it is, but the normal range is without a slope. So if an extra 100k is already set aside for that, everything is fine. - Well, maybe not the floor plan yet - but I would recommend the architect right away for that. With such an investment, you shouldn't skimp on that.

Start of construction 14.11.17, move-in 01.07.18. There wasn’t really a contract in that sense, we just countersigned the written offer from June 17 after the shell construction at some point. I consider our general contractor to be fairly priced and would therefore rather take the often-mentioned 2000,- /sqm as a basis, but I find that 2,400 is still quite a bit away... but logically, Munich is very expensive, if the original poster roughly states their construction location we’ll know more.

Or 1.00 meter over 10 meters... I think with a clever floor plan you can stay with two floors. But here very different details are the focus than hillside construction, smart arrangement, statics, etc.




That means the lower level has to be buried... or something? Otherwise it will be tight

Such a conservatory is also not without issues according to the Energy Saving Ordinance. There is certainly a lot more to consider that we laymen don’t even think of.

Thermal insulation comes to mind... but also a high effort, precisely to comply with the Energy Saving Ordinance with many windows. That can already become very disproportionately expensive.

At the moment, the sketch lacks seriousness for me.

I have a different opinion regarding the costs.

Our plot has a 3m incline over 27m length from the street. Our excavation is about 800m3, of which about half will be backfilled.

We are building with a basement and have awarded our earthworks including landscaping the plot, gravel work, etc. for 20k. Comparative offers went up to over 35k.

190sqm for €450,000 is achievable with an architect.

No one disputes the 20-30k€ for your mentioned position.

But with over 2m slope, a basement is a good option. If the OP wants to keep their 190sqm, this comes on top. This is how the over 100k€ come about. If not, and they want a 1-2m thick slab, then additional costs of at least a quarter of a basement will be incurred (if not more). With a basement, the living area can be smaller and the costs more manageable. Without a basement on a slope is not a good option.

Because either you dig your house into the slope and your ground floor is in the basement level, or the slab is about street level and 1-2m thick.

Then deal with the current apartment - at least as an exercise in drawing, but maybe also as inspiration for the fellow discussants (?) Which East Frisian joke was mistranslated into Bavarian here? - considering the savings, one almost has to say "perverse costs extra"
