Single-family house with 190 sqm - What do you think about the design? Feedback?

I'm not an expert, but 10% means to me that with 15m the property drops by 1.50m. That's already half a floor. With your mega plan of an almost fully utilized building plot, you either have to dig into the ground or fill up endlessly. Or split level or with a basement, or, or, or. We don't even know which direction the slope falls or rises.

Too short-sighted in all respects, not just with the stairs.
I can already predict that the house won't be built in this way with that amount of living space. If €450k is your limit. In BW, a more realistic price is clearly in the 5xxk€ range.

450k for 190sqm is just under 2400€ per sqm. Isn't that within the normal range that is always mentioned here?

Not necessarily in BW. We are building in Bavaria and admittedly significantly above standard (wood-aluminum windows, the large sliding windows are Cero from Solarlux, high requirements for insulation (KfW40), high requirements for photovoltaics and solar, geothermal energy, wooden basement, etc.). We come to a price per square meter of well over €3,000 (without basement) The prices have skyrocketed in recent years. We have been following our construction project for about two years now and even within that time prices have increased significantly. A house like you have in mind will not have average equipment, so you can safely say goodbye to the €2,400/sqm. I don’t know exactly where in BW you want to build, but depending on that I see not just a 5 at the front, but rather a clear 6.

So I find that a bit too drastic. Ba-Wü is large, and the specific WHERE is crucial. We also have more than just the standard and built here with about 1850,- / sqm, rural, directly at the BAB but (still) not in the Stuttgart catchment area. Saying goodbye to 2,400,- / sqm is therefore presumptuous in my opinion.

When did you build, or rather, sign the contract?

Two years ago, when we first dealt with it, 2,300€ would have been enough for us (well, the Munich catchment area is expensive), but now it looks different...
